MH-2 MANUFACTURED HOME/INDUSTRIALIZED HOUSING PARK DISTRICT

Sec. 157.160 - General purpose and description.

The Manufactured Home/Industrialized Housing Park District is intended to provide for quality manufactured home/industrialized housing park development and maintenance. Manufactured home/industrialized housing parks are defined as tracts or units of land under sole ownership where lots are rented or leased as space to be used for placement of a manufactured home.

Sec. 157.161 - Permitted uses.

A building or lot shall be used only for the following purposes:

(1)

Industrialized housing park of not less than one acre or more than ten acres in size;

(2)

Uses normally accessory to an industrialized housing park, including office and/or maintenance buildings for management and maintenance of the park only, recreation buildings and swimming pools, private clubs, laundry facilities, storage facilities and recreation areas for use by the resident of the park; and

(3)

Other uses as listed in section 157.330.

Sec. 157.162 - Permitted specific uses.

The following specific uses shall be permitted in the MH-2 District when granted in accordance with sections 157.365 and 157.366:

(1)

Boat and recreational vehicle and travel trailer storage yard;

(2)

Travel trailer and commercial overnight camping park; and

(3)

Other uses as listed in section 157.330.

Sec. 157.164 - Parking requirements.

Two spaces shall be provided per unit located on the lot. Also see the city's parking ordinance.

Sec. 157.165 - Additional restrictions applicable to manufactured home/industrialized housing park district.

(a)

Industrialized housing design and construction will comply with construction and safety standards of the state and any other applicable laws or regulations including, but not limited to, Texas Occupations Code Ch. 1201. All industrialized housing will be subject to inspection by the Building Official.

(b)

All industrialized housing shall be securely fixed to a permanent concrete foundation as per Appendix B, Drawing 5. Additional rooms and enclosed porches shall not be allowed.

(c)

Tie-downs will be required and will be secured prior to occupancy.

(d)

Underpinning and skirting of like material and color or better will be required and will be installed prior to occupancy.

(e)

Accessory buildings will be either manufactured or constructed in accordance with city codes.

(f)

All manufactured homes and modular homes shall comply with all regulations of the state and the federal government and the regulations are hereby incorporated into this section.
