A AGRICULTURAL DISTRICT
The purpose of this zoning district is to conserve and enhance the agricultural use of substantial portions of the City of Knox planning and zoning jurisdictional area that now, and for a distant future period of time, should have such character, and to prevent scattered, indiscriminate urban development within the agricultural area on sites which presently do not demonstrate any significant potential for urban development. Preservation of large areas of land for agricultural use has been established as a policy of the City of Knox in accordance with the City of Knox Comprehensive Plan. Agriculture includes crops and animal husbandry of all types.

A building may be erected, altered or used, and a lot may be used for any of the following purposes and no other:
A.
Any use permitted in the F-1 floodplain district.
B.
Single-family detached dwelling and dwellings for tenants primarily employed on the farm.
C.
Park, playground or community center owned and operated by a governmental agency.
D.
Churches, public and parochial schools.
E.
Greenhouses and nurseries.
F.
Stands for the sale at retail of agricultural products or commodities raised on the premises.
G.
Accessory buildings and uses customarily incidental to any of the above uses, including home occupations, provided that the residential character of such dwelling is not changed.
H.
Signs not over 120 square feet in area.
I.
The following uses are permitted only as a special use which may be granted by the board of zoning appeals:
1.
Animal hospitals or kennels;
2.
Gun club, skeet or target range;
3.
Livestock sales or auction;
4.
Riding academy or stable;
5.
Transient amusement enterprise; and
6.
Home occupations.
In the exercise of its approval of the uses enumerated immediately above, the board of zoning appeals may impose such conditions regarding the location, character of development and other reasonable requirements deemed necessary to safeguard the community interest and general welfare.

Minimum lot area and width. Every lot used for agricultural purposes shall have a minimum width at the building line of 150 feet and a minimum area of five acres.
B.
Front yard. There shall be a front yard between the building line and the highway and street right-of-way lines as follows (the right-of-way line is not to be construed as the center of or the edge of pavement of the highway or street):
(1)
On existing federal or state highways, a distance of 75 feet;
(2)
All county highways at the time of adoption of this ordinance or constructed thereafter, a distance of 75 feet; and
(3)
All other streets, a distance of 35 feet.
C.
Side yard. Each lot, except as otherwise specified, shall have two side yards each having a width of not less than ten feet and the aggregate width of both side yards on any lot shall be not less than 30 percent of the width of the lot.
D.
Rear yard. There shall be a rear yard not less than 25 percent of the depth of the lot.
E.
Building coverage. Not more than 20 percent of the area of a lot may be covered by buildings and structures.

No building shall be erected for residential purposes having a building area of less than 1,000 square feet and each dwelling unit shall be at least 26 feet in width.

Off-street parking requirements will be in accordance with the provisions set forth in title XV of this ordinance.

Every lot in the A agriculture district shall be serviced by an on-site well water supply and wastewater disposal system meeting the requirements of the county and state as provided in title XIII section 1, documentation for which shall be presented to the building official prior to issuance of a building permit for the construction of any building on said zoning lot.
