R-3 MULTIFAMILY RESIDENTIAL DISTRICT
The general character of this residential district is to consist of multifamily dwellings containing three or more dwelling units, set in a medium density living environment. Nonresidential uses would be of similar character as those permitted in R-1 residential districts. In R-3 residential districts, the following regulations shall apply.

A building may be erected, altered or used, and a lot may be used or occupied for any of the following purposes and no other:
A.
Any use permitted in the R-2 residential district;
B.
Multiple-family dwellings;
C.
Mobile home parks, containing ten acres or more land area, in accordance with the regulations established in title XIII, section 14;
D.
Household pets;
E.
Accessory uses;
F.
Special uses as hereafter prescribed granted by the board of zoning appeals in accordance with title XVIII:
(1)
Home occupations;
(2)
Colleges, universities or schools;
(3)
Colleges or school dormitories or fraternity or sorority houses;
(4)
Churches, rectories or parish houses;
(5)
Libraries, museums or noncommercial art galleries;
(6)
Monasteries, convents or novitiates;
(7)
Municipal facilities and public utility uses directly related to and necessary for services within the district or city;
(8)
Nonprofit or voluntary hospitals or related hospital facilities;
(9)
Philanthropic or nonprofit institutions with sleeping accommodations, including nursing homes or sanitariums;
(10)
Proprietary nursing homes or sanitariums;
(11)
Cemeteries;
(12)
Public parks or playgrounds or private parks, including outdoor tennis courts or ice skating rinks, provided that all lighting shall be directed away from nearby residential zoning lots.

A.
For any dwelling 45 feet, not exceeding 3½ stories.
B.
For any accessory building, 18 feet, not exceeding one story.

A.
Minimum lot area and width. The minimum lot area per building and minimum lot width shall be provided for in accordance with the following table:

The lot area will increase by 2,000 square feet of land area for each additional dwelling
unit above five.
;ol0; B.\Front yards. There shall be a front yard between the building line and the highway and street
right-of-way lines as follows (the right-of-way line is not to be construed as the
center of or the edge of pavement of the highway or street):
(1)
On existing federal or state highways, a distance of 75 feet;
(2)
All county highways at the time of adoption of this ordinance or constructed thereafter, a distance of 75 feet; and
(3)
All other streets, a distance of 35 feet.
C.
Side yards.
(1)
On each interior lot, there shall be two side yards having an aggregate width of not less than 25 feet, neither side yard having a width of less than ten feet.
(2)
On each corner lot, there shall be two side yards, the side yard abutting the street having a width of not less than 30 feet, and the side yard not abutting the street having a width of not less than ten feet.
(3)
On any lot, in any side yard not abutting the street, a parking garage or carport may be erected if located not closer to the side lot line than ten feet.
D.
Rear yard. There shall be a rear yard on each lot, the depth of which shall be not less than 30 feet, except that an accessory use structure may be erected within the rear yard not closer to the rear property line than ten feet.
E.
Building coverage. Not more than 30 percent of the area of any lot shall be occupied by buildings.
F.
Building area and minimum building width. Each dwelling unit shall be not less than 560 square feet in total area and have a building width of not less than 26 feet, measured at the foundation line. The maximum building area required for each building shall be not less than the sum of the 560 square feet multiplied by the number of dwelling units on the first floor (ground floor) of the building.
