ARTICLE II

DISTRICTS

Section 29-20.- Establishment into districts.

In order to carry out the purposes and provisions of Appendix A of the LaFayette City Code, the City of LaFayette, Georgia, is hereby divided into eleven (11) types of districts designated as follows:

R-1 Residential (Low Density)
R-2 Residential (Medium Density)
R-3 Residential (High Density)
B-1 Commercial (Central Business District)
B-2 Commercial (General Business District)
I-1 Industrial (Limited Industrial)
I-2 Industrial (General Industrial)
F-1 Floodway
F-2 Floodway Fringe
0-1 Office
UGC Urban General Commercial

Section 29-21. - Official zoning map.

The boundaries and designations of the districts provided for herein are hereby established as shown on the map identified by the title "Zoning Map of LaFayette, Georgia," and the signature of the Mayor of LaFayette and attested by the City Manager. The Zoning Map, together with all explanatory matter thereon, is hereby adopted and made a part of this Chapter. The original of this Map shall be filed in the office of the City Manager and shall show thereon the date of its adoption and of subsequent amendments.

Section 29-22. - District boundary lines.

When there is uncertainty as to the boundary of any district as shown on the Zoning Map adopted herein, the following rules shall apply:

(1)

Where district boundary lines are shown as approximately following the centerlines of streets, alleys, highways, streams, lakes, or easements, or the boundary lines of streets, alleys, highways, lot lines, land lot lines, or civil boundaries, such lines shall be construed to be such boundaries.

(2)

Where district boundary lines are shown approximately parallel to the centerlines or right-of-way lines of streets, alleys or highways, such district boundary lines shall be construed as being parallel thereto and at such distance therefrom as indicated on the Zoning Map. If no distance is given, the distance may be determined by the scale of the Map.

(3)

Where a lot held in one ownership and of record at the effective date of this Chapter is divided by a district boundary line, the entire lot shall be construed to be within the less restrictive district, provided that such extension shall not include any part of such lot more than forty (40) feet beyond the district boundary line.

(4)

Where property is hereafter annexed and not zoned upon annexation, it is hereby declared R-1 Residential.
