RESIDENTIAL DISTRICTS

5-2-1: GENERAL:

The Village’s residential districts are listed below. When this Zoning Ordinance refers to residential districts or “R” districts, it is referring to these districts.

5-2-2: PURPOSES:

   (A)   R-1 Single Family Residential District is intended to encourage the establishment and preservation of residential neighborhoods characterized by detached houses consisting of one dwelling unit. Nonresidential uses may be determined to be beneficial or appropriate in accordance with Chapter 7 of this Zoning Ordinance.
   (B)   R-1A Single Family Residential District is intended to encourage the establishment and preservation of residential neighborhoods characterized by detached houses containing one dwelling unit. Nonresidential uses may be determined to be beneficial or appropriate in accordance with Chapter 7 of this Zoning Ordinance.
   (C)   R-2 Single Family Residential District is intended to encourage the establishment and preservation of residential neighborhoods characterized by detached houses consisting of one dwelling unit. Nonresidential uses may be determined to be beneficial or appropriate in accordance with Chapter 7 of this Zoning Ordinance.
   (D)   R-3 Single and Two Family Residential District is intended to accommodate detached houses and attached dwellings consisting of duplexes and townhouses. Nonresidential uses may be determined to be beneficial or appropriate in accordance with Chapter 7 of this Zoning Ordinance.
   (E)   R-4 Multi Family Residential District is intended to accommodate multi dwelling unit residential development consisting of apartment buildings and condominium buildings. Nonresidential uses may be determined to be beneficial or appropriate in accordance with Chapter 7 of this Zoning Ordinance. (Ord. 2021-4931, 11-15-2021)

5-2-3: LOT AND BUILDING STANDARDS:

The following table establishes the lot and building standards for each residential district. Building standards apply to both principal and accessory buildings. Please refer to Chapter 20 of this Zoning Ordinance for rules of measurements.

[1]   7 ft. for any lot or zoning lots of record having a lot frontage of 60 feet or less.
[2]   Minimum side setback is 10 feet for buildings up to 35 feet in height; 30 feet for buildings above 35 feet in height.
[3]   The building to building setback establishes principal building spacing requirements in duplex, townhouse, and multi-unit building developments.
[4]   Accessory buildings are not permitted in front street yard and side street yard.

5-2-4: OTHER REGULATIONS:
