BUSINESS DISTRICTS

5-3-1: GENERAL:

The Village’s business districts are listed below. When this Zoning Ordinance refers to business districts or “B” districts, it is referring to these districts.

5-3-2: PURPOSES:

   (A)   B-1 Neighborhood Business District is intended to accommodate business services, offices, medical services and retail located in close proximity to residential uses which are so arranged and designed as to be a functional and harmonious part of a residential neighborhood.
   (B)   B-2 Community Business District is the Village’s primary business zoning district and is the predominate zoning classification along the majority of the Village’s primary thoroughfares. The B-2 Community Business District is intended to accommodate a balance of mid to large-scale regional destination retail, entertainment, eating, drinking, commercial and professional service businesses.
   (C)   B-3A Central Business District is intended to accommodate pedestrian oriented development, transit oriented development, and mixed use development in the downtown.
   (D)   B-3B Central Perimeter Business District is intended to establish a transitional zone between the pedestrian oriented Central Business District and the auto oriented Community Business District. (Ord. 2021-4931, 11-15-2021)

5-3-3: LOT AND BUILDING STANDARDS:

The following table establishes the lot and building standards for each business district. Building standards apply to both principal and accessory buildings. Please refer to Chapter 20 of this Zoning Ordinance for rules of measurements.
