OFFICE DISTRICTS

5-4-1: GENERAL:

The Village’s office districts are listed below. When this Zoning Ordinance refers to office districts or “O” districts, it is referring to these districts.

5-4-2: PURPOSES:

   (A)   O Office District is intended to accommodate office space and low-impact business services. The uses permitted are characterized by a low volume of traffic so as to protect the surrounding residential districts. This district can serve as a buffer between residential and business areas.
   (B)   O-R Office Research District is intended to provide land for attractively landscaped sites, often along major trafficways, permitting “show place” buildings having large setbacks. The entire area is intended to create a “park like” atmosphere conducive to the quality development of international headquarters, large office buildings, research and educational activities, and some specialized nonobjectionable industrial activities. The low intensity and limiting restrictions provide for permitted uses compatible with adjacent residential and commercial developments. (Ord. 2021-4931, 11-15-2021)

5-4-3: LOT AND BUILDING STANDARDS:

The following table establishes the lot and building standards for each office district. Building standards apply to both principal and accessory buildings. Please refer to Chapter 20 of this Zoning Ordinance for rules of measurements.

[1]   Setback shall be increased to 200 feet when adjacent to the R-1, R-1A, and R-2 zoning districts.
[2]   Not to exceed .8 when over 90% of required parking is located underground or within an enclosed building.
[3]   For this section, open space is land or water containing no buildings, structures or impervious surfaces.
