Permitted uses in the M2 Manufacturing District shall be as follows:

   (A)   Any establishment, the principal use of which is manufacturing, fabricating, processing, assembling, disassembling, repairing, cleaning, servicing, testing, loading or storing of materials, products and goods except for materials, products and goods which are flammable or explosive, and provided that the operations conform with the performance standards and other general requirements applicable to an M2 District. This division (A) shall not apply to any building, structure or use which existed lawfully at the time of the adoption of the ordinance codified in this section;

   (B)   Any use permitted in the M1 District;

   (C)   Cartage and express facilities; and

   (D)   Accessory uses customarily incidental to the above permitted uses, including but not limited to the following:

      (1)   Off-street parking;

      (2)   Off-street loading; and

      (3)   Awnings, marquees and business signs are regulated in § 155.444.

   Conditional permitted uses in the M2 Manufacturing District shall be as follows:

   (A)   Any use allowed as a conditional permitted use in the M1 District;

   (B)   Storage and utilization of flammable liquids or materials which produce flammable liquids or materials which produce flammable or explosive vapors or gases exceeding the total capacity permitted in the M2 District;

   (C)   Accessory uses customarily incidental to the above conditional permitted uses, including but not limited to the following;

      (1)   Off-street parking;

      (2)   Off-street loading; and

      (3)   Awnings, marquees and business signs as regulated in § 155.444.

   (D)   Radio and television stations, and towers, transmitting and receiving; and

   (E)   Air, rail or motor truck freight terminals, railroad switching and classification yards, repair shops and roundhouses; and

   (F)   Large solar energy system.

   Floor area ratio in the M2 District shall not exceed 0.65.

   Yard requirements in the M2 District shall be as in the M1 District.

   Off-street parking and off-street loading shall be in accordance with regulations set forth in this chapter.
