R4 SINGLE-FAMILY

ATTACHED AND MULTIPLE-FAMILY RESIDENCE DISTRICT

§ 155.175 PERMITTED USES.

   Any of the permitted uses in R1, R2 or R3 Districts.

§ 155.176 CONDITIONAL PERMITTED USES.

   Conditional permitted uses in the R4 Single-Family Attached and Multiple-Family Residence District shall be any of the conditional permitted uses in the R3 District.

§ 155.177 LOT AREA.

   Lot area requirements for the R4 District shall be:
   (A)   Single-family detached dwelling and two-family detached dwelling, not less than 6,000 square feet;
   (B)   Single-family semi-detached dwelling (duplex building), not less than 5,000 square feet per dwelling unit;
   (C)   Multiple-family dwelling, as follows:

   (D)   Nonresidential uses, not less than 15,000 square feet unless otherwise specified; and
   (E)   All residential uses permitted in this district shall be served by public water, and sanitary and storm sewer systems.

§ 155.178 LOT WIDTH.

   Lot width requirements for the R4 District shall be:
   (A)   Single-family detached dwelling, not less than 50 feet;
   (B)   Two-family detached dwelling, not less than 50 feet;
   (C)   Single-family semi-detached dwelling (duplex), not less than 70 feet and not less than 35 feet for each dwelling; and
   (D)   Multiple-family dwelling, not less than 90 feet.

§ 155.179 BUILDING HEIGHT.

   No building or structure shall be erected or structurally altered to exceed the following heights:
   (A)   Single-family detached dwellings and permitted nonresidential buildings and structures. The same regulations shall apply as permitted or required in the R1 District;
   (B)   Two-family detached dwellings shall not exceed a height of two stories or 35 feet, whichever is lower; and
   (C)   All other dwelling types, not more than 35 feet above grade or greater than 35 feet above grade but not more than 47 feet above grade if approved by the Village Board and Fire Department after a hearing conducted by the Planning and Zoning Board on whether the height should be approved.

§ 155.180 GROUND FLOOR AREA PER DWELLING.

   Ground floor area per dwelling in the R4 District shall be as in the R2 District.

§ 155.181 FLOOR AREA RATIO.

   Floor area ratio in the R4 District shall be:
   (A)   Not applicable for dwellings, except multiple-family dwellings; and
   (B)   Multiple-family dwelling and nonresidential uses:
      (1)   For one-story structures, not more than 0.5;
      (2)   For structures having a maximum height of 24 feet, not more than 0.8; and
      (3)   For structures having three or more stories above grade, not more than 1.1.

§ 155.182 YARDS.

   No building shall be erected or enlarged unless the following yards are provided and maintained:
   (A)   For single-family detached dwellings:
      (1)   Front yard. Not less than 25 feet;
      (2)   Side yards. A side yard on each side of the zoning lot of not less than 10% of the lot width, except where a side yard adjoins a street, the minimum width shall be not less than 25 feet. As to an accessory building located more than 30 feet back of the required front yard setback, there shall be an interior side yard on each side of the zoning lot of not less than three feet; and
      (3)   Rear yard. Not less than 25 feet.
   (B)   For two-family detached dwellings:
      (1)   Front yard. Not less than 25 feet;
      (2)   Side yards. A side yard on each side of the zoning lot of not less than 10% of the lot width, except where a side yard adjoins a street, the minimum width shall be not less than 25 feet. As to an accessory building located more than 30 feet back of the required front yard setback, there shall be an interior side yard on each side of the zoning lot of not less than three feet; and
      (3)   Rear yard. Not less than 25 feet.
   (C)   For multiple-family dwellings:
      (1)   Front yard. Not less than 25 feet;
      (2)   Side yards. Two side yards each not less than 12 feet in depth, except a side yard adjoining a street shall not be less than 25 feet in depth, and for structures more than 30 feet in height, measured perpendicular to the front lot line, an interior side yard shall be increased in depth by one-half foot for each foot the building exceeds 30 feet in height; and
      (3)   Rear yard. Not less than 30 feet in depth.
   (D)   For single-family semi-detached dwellings:
      (1)   Front yard. Not less than 25 feet in depth;
      (2)   Side yards. One yard not less than ten feet in width, except a side yard adjoining a street shall be not less than 25 feet in depth; and
      (3)   Rear yard. Not less than 40 feet in depth.

§ 155.183 SPACING BETWEEN BUILDINGS.

   Space between structures in the R4 District shall be as in the R3 District.

§ 155.184 OFF-STREET PARKING AND LOADING.

   Off-street parking and off-street loading in the R4 District shall be in accordance with regulations set forth herein.
