R1 SINGLE-FAMILY

DETACHED RESIDENCE DISTRICT

§ 155.115 PERMITTED USES.

   Permitted uses in the R1 Single-Family Detached Residence District shall be:
   (A)   Single-family detached dwellings;
   (B)   Agriculture on a tract of land 20 acres or more in area;
   (C)   Churches, temples or synagogues on a lot less than two acres in area;
   (D)   Golf courses, standard; but to including par three golf courses, commercially operated driving ranges or miniature golf courses; and provided that no clubhouse or accessory building shall be located less than 200 feet from a lot line;
   (E)   Parks, playgrounds, forest preserves and recreational areas, public;
   (F)   Schools, public, nonboarding, elementary, junior high and high;
   (G)   Temporary buildings for construction purposes for a period not to exceed such construction;
   (H)   Accessory uses; and
   (I)   Private garage, as defined by the Village Zoning Code, as an accessory building.

§ 155.116 CONDITIONAL PERMITTED USES.

   Conditional permitted uses in the R1 Single-Family Detached Residence District shall be:
   (A)   Single-family semi-detached dwelling (duplex);
   (B)   Cemeteries, including crematories and mausoleums, on a lot not less than ten acres in area and provided no building shall be located less than 300 feet from a lot line;
   (C)   Colleges, universities and accessory uses thereto on a lot not less than 20 acres in area and provided no building is located less than 200 feet from a lot line;
   (D)   Hospitals, on a lot not less than five acres in area;
   (E)   Nursing homes, on a lot not less than five acres in area;
   (F)   Planned developments;
   (G)   Private recreational area or camps, when not operated for profit, on a lot not less than five acres in area, and provided no building or structure shall be located less than 200 feet from a lot line;
   (H)   Public utility and governmental service uses on lots having areas, widths, yards and other conditions as approved by the Village Board:
      (1)   Electric substations and booster stations;
      (2)   Filtration plants, pumping stations, water reservoirs and wells;
      (3)   Gas regulator stations;
      (4)   Police and fire stations;
      (5)   Railroad rights-of-way and passenger stations, but not including classification yards, terminal facilities or maintenance facilities;
      (6)   Sewage treatment plant;
      (7)   Telephone exchange and microwave relay towers;
      (8)   Other governmental uses; and
      (9)   Post offices.
   (I)   Schools, parochial or private, boarding or nonboarding, elementary, junior high or high, on a lot not less than eight acres for elementary, 20 acres for junior high and 30 acres for high;
   (J)   Seminaries, convents, monasteries and similar religious institutions on a lot not less than five acres in area and provided no building or structure shall be located less than 100 feet from a lot line;
   (K)   Greenhouses and nurseries on a lot not less than ten acres in area and providing no building or structure shall be located less than 50 feet from a lot line; and
   (L)    Medical and dental clinics located on real property immediately adjacent to a hospital.

§ 155.117 LOT AREA.

   Lot area requirements for the R1 District shall be:
   (A)   Single-family detached dwellings, not less than 9,600 square feet; and
   (B)   Nonresidential uses, not less than 15,000 square feet unless otherwise specified.

§ 155.118 LOT WIDTH.

   Lot width requirements for the R1 District shall be:
   (A)   Single-family detached dwellings, not less than 80 feet; and
   (B)   Nonresidential uses, not less than 100 feet.

§ 155.119 BUILDING HEIGHT.

   Building height requirement for R1 District shall be:
   (A)   Single-family detached dwellings, not more than two stories or 30 feet, whichever is lower;
   (B)   Nonresidential uses, not more than three stories or 35 feet, whichever is lower; and
   (C)   Private garage, as an accessory building, with a building height of not more than 18 feet.

§ 155.120 GROUND FLOOR AREA PER DWELLING.

   Ground floor area per dwelling in the R1 District shall be:
   (A)   One-story dwellings, not less than 1,200 square feet; and
   (B)   Dwellings having more than one story:
      (1)   Not less than 800 square feet for a one and one-half story dwelling; and
      (2)   Not less than 720 square feet for a two-story dwelling.

§ 155.121 FLOOR AREA RATIO.

   Floor area ratio in the R1 District shall be:
   (A)   Residential uses, not applicable; and
   (B)   Nonresidential uses, not more than 0.4.

§ 155.122 YARDS.

   Except as may be herein otherwise required, yards shall be in accordance with the following regulations:
   (A)   Front yard. Not less than 25 feet in depth;
   (B)   Side yards. A side yard on each side of the zoning lot of not less than 10% of the lot width, except where a side yard adjoins a street, the minimum width shall be not less than 25 feet;
   (C)   Rear yard. Not less than 25 feet in depth; except that detached accessory buildings shall be governed by §§ 155.045 through 155.050; and
   (D)   Yards, general; nonresidential uses. For buildings more than 30 feet in height, each side yard as required above shall be increased in width or depth by two feet for each additional one foot of building height over three feet.

§ 155.123 OFF-STREET PARKING AND LOADING.

   Off-street parking and off-street loading shall be in accordance with the regulations set forth herein.
