R2 SINGLE-FAMILY

DETACHED AND SEMI-DETACHED RESIDENCE DISTRICT

§ 155.135 PERMITTED USES.

   (A)   Any of the permitted uses in the R1 District; and
   (B)   Single-family semi-detached dwelling (duplex).

§ 155.136 CONDITIONAL PERMITTED USES.

   Conditional permitted uses in the R2 Single-Family Detached Residence District shall be:
   (A)   The same as in the R1 District;
   (B)   Two-family detached dwellings, on a lot not less than 6,000 square feet in area and 50 feet in width which are one unit above the other and not side by side; and
   (C)   Building supply store or retail store, provided that the store building has less than 2,500 square feet and that the store building is on a state highway.

§ 155.137 LOT AREA.

   Lot area requirements for the R2 District shall be:
   (A)   Single-family detached dwellings, not less than 7,000 square feet and which are one unit above the other and not side by side;
   (B)   Single-family semi-detached dwelling (duplex), not less than 5,000 square feet per dwelling unit; and
   (C)   Nonresidential uses, not less than 10,000 square feet unless otherwise specified.

§ 155.138 LOT WIDTH.

   Lot width requirements for the R2 District shall be:
   (A)   Single-family detached dwellings, not less than 50 feet;
   (B)   Single-family semi-detached (duplex), not less than 70 feet and not less than 35 feet per dwelling unit; and
   (C)   Nonresidential uses, not less than 85 feet.

§ 155.139 BUILDING HEIGHT.

   Building height restrictions for the R2 District shall be:
   (A)   Single-family and two-family detached dwellings, not more than two stories or 30 feet, whichever is lower; and
   (B)   Nonresidential uses, not more than three stories or 35 feet, whichever is lower.

§ 155.140 GROUND FLOOR AREA PER DWELLING.

   Ground floor area per dwelling in the R2 District shall be:
   (A)   One-story dwellings, not less than 900 square feet; and
   (B)   Dwellings having more than one story;
      (1)   Not less than 800 square feet for a one and one-half story dwelling; and
      (2)   Not less than 720 square feet for a two-story or two and one-half story dwelling.

§ 155.141 FLOOR AREA RATIO.

   Floor area ratio in the R2 District shall be:
   (A)   Residential uses, not applicable; and
   (B)   Nonresidential uses, not more than 0.4.

§ 155.142 YARDS.

   Except as may be herein otherwise required, yards shall be in accordance with the following regulations:
   (A)   Front yard. Not less than 25 feet in depth;
   (B)   Side yards. A side yard on each side of the zoning lot of not less than 10% of the lot width, except where a side yard adjoins a street, the minimum width shall be not less than 25 feet. As to an accessory building located more than 30 feet back of the required front yard setback, there shall be a side yard on each side of the zoning lot of not less than three feet;
   (C)   Rear yard. Not less than 25 feet in depth; and
   (D)   Yards, general; nonresidential uses. For buildings more than 30 feet in height, each side yard as required above shall be increased in width or depth by two feet for each additional one foot of building height over 30 feet.

§ 155.143 OFF-STREET PARKING AND LOADING.

   Off-street parking and off-street loading shall be in accordance with regulations set forth herein.
