District Regulations

§ 340-9 Official Zoning Map.

The "Township of Neville Official Zoning Map," a copy of which is attached to this chapter,[1] is hereby adopted by reference and the original shall be kept on file and available for examination at the Municipal Building.

§ 340-10 Zoning districts.

A. 
By this chapter, Neville Township is divided into the following districts as shown by the district boundaries on the Zoning Map. The general land use classifications are as follows:
Residential A
RA
Residential B
RB
Commercial
C
Industrial
I
Industrial Special
IS
Industrial Transition
IT
B. 
Except as otherwise provided herein, no building, or structure, or land shall hereafter be erected, altered, or used for any purpose other than is permitted in the zoning district in which such building, structure or land is located.

§ 340-11 District boundaries.

District boundaries shown within the lines of roads, rivers, and transportation rights-of-way shall be deemed to follow the center lines unless otherwise designated on the Zoning Map. The vacation of roads shall not affect the location of such district boundaries. When the Zoning Officer cannot definitely determine the location of a district boundary, he shall refuse action and the Zoning Hearing Board, upon appeal, shall interpret the location of the district boundary with reference to the scale of the Zoning Map and the purposes set forth in all relevant provisions of this chapter.

§ 340-12 General requirements.

A. 
Lots which abut on more than one street shall conform to the minimum depth of the front yard on each street.
B. 
No structure shall project into any minimum front, side or rear yard, except that roofs may project a maximum of 18 inches into the minimum yard areas.
C. 
Any lot of record less than 40 feet in width and existing at the effective date of this chapter, and held in separate ownership different from the ownership of adjoining lots, may be used for the erection of a structure conforming to the use regulations of the district in which it is located, even though its area and width are less than the minimum requirements of this chapter, and shall have a minimum three-foot building line on each side in RA and RB Districts only.
D. 
Yards or lots created after the effective date of this chapter shall meet the minimum standards established by this chapter, unless a variance is authorized by the Zoning Hearing Board.
E. 
When a zoning district boundary line divides a lot held in single and separate ownership on the effective date of this chapter so that part of the lot is in a more restricted district than the other part of the lot, the regulations of this chapter as to the uses and restrictions which are applicable to the part of the lot with the greatest length of frontage or, in the case of a parallel division, the greatest land area shall dictate. In no case shall the split-zoned lot be developed in accordance with the provisions of the applicable zoning district in excess of 100% of the distance from the right-of-way line to the zoning boundary line.
