Industrial Transition IT District Regulations

§ 340-38 Purpose.

This district designates areas which are or have been predominantly industrial and/or heavy commercial. These areas generally border residential and commercial zones and may be viewed as transitional areas where a mix of existing and new residential and nonresidential uses may be accommodated.

§ 340-39 Permitted uses.

Uses in the following categories shall be according to the common meaning of the term or according to definitions given. Uses not specifically listed or defined to be included in the categories under this article shall not be permitted except as provided for in Article XI.
A. 
Permitted uses.
(1) 
All permitted uses in the C Commercial District.
(2) 
All permitted uses in the I Industrial District.
B. 
Accessory uses.
(1) 
All accessory uses in the C Commercial District.
(2) 
All accessory uses in the I Industrial District.

§ 340-40 Conditional uses.

A. 
All conditional uses in the C Commercial District.
B. 
All conditional uses in the I Industrial District.

§ 340-41 Lot yard and height requirements.

A. 
Minimum lot area: 10,000 square feet.
B. 
Minimum lot width: 60 feet.
C. 
Minimum yard dimensions (setbacks).
(1) 
Front yard: 20 feet.
(2) 
Side yard: 20 feet total, minimum one side, three feet.
(3) 
Rear yard: 20 feet.
(4) 
Accessory structures.
(a) 
Side yard: 12 feet.
(b) 
Rear yard: 15 feet.
D. 
Height.
(1) 
There shall be no maximum structure height in the Industrial Transition District.
(2) 
Maximum height shall be determined based on the necessary function of the use and structure housing the use.
(3) 
The exception to this standard shall occur where the view from developed property is obstructed on intervening land between the residential uses and the riverfront.
E. 
Bulk.
(1) 
Maximum building coverage: 70%.
(2) 
Maximum lot coverage: 80%.

§ 340-42 Land development plan approval.

When the establishment of any authorized use in this district constitutes a land development, as defined herein, land development plan approval, as required by Chapter 290, Subdivision and Land Development, of this Code shall be a prerequisite to obtaining a building permit, as required by § 340-87, and/or a certificate of occupancy required by § 340-89 of this chapter.
