CHAPTER 1260

R-7 High Density Single-Family Residential Districts

1260.01 SIZE.

   An R-7 High Density Single-Family Residential District shall contain a minimum of eight acres.

1260.02 INTENT; DENSITY; OPEN SPACE; UTILITIES.

   The intent of R-7 High Density Single-Family Residential Districts is to protect the integrity of established neighborhoods where lot sizes are 6,000 square feet or larger. More limited open space shall be provided by a building area covering as much as twenty-five percent of the lot area. Maintenance shall be encouraged and additions are permitted up to the maximum allowable. Single and two-family residential uses are permitted, but not to exceed seven dwelling units per gross acre. Centralized water and sewers are required.

1260.03 PERMITTED USES.

   The following uses are permitted in an R-7 High Density Single-Family Residential District:
   (a)   Single-family detached dwellings;
   (b)   Churches and other places of worship, not including funeral chapels or mortuary chapels, and schools and institutions for academic instruction; and
   (c)   Public parks and recreation sites.

1260.04 CONDITIONAL USES.

   The following uses may be permitted in an R-7 High Density Single-Family Residential District only if expressly authorized by Council in accordance with Chapter 1284 and subject to limitations and restrictions deemed necessary by the Planning Board and/or Council:
   (a)   Private, noncommercial recreation areas and facilities such as recreation clubs, golf courses and country clubs;
   (b)   Structures and installations which are necessary public facilities and utilities and which require location in an R-7 District;
   (c)   Cemeteries;
   (d)   Home occupations, as regulated in Section 1280.27; and
   (e)   Community gardens.

1260.05 PROHIBITED USES.

   No building or other structure in an R-7 High Density Single-Family Residential District shall be used by a commercial or industrial establishment.

1260.06 ACCESSORY BUILDINGS AND USES.

   An accessory use or building or other structure customary and incidental to a use permitted in this chapter is permitted in an R-7 High Density Single-Family Residential District, provided that such accessory use or building or other structure does not involve any type of business, trade, manufacturing or industry.

1260.07 LOTS.

   Zoning lots not less than 6,000 square feet in land area are permitted in an R-7 High Density Single-Family Residential District. No lot in such a District shall have a width less than sixty feet. Such lots are permitted only if they are serviced by group or central sewage treatment.

1260.08 YARDS.

   Yard requirements for an R-7 High Density Single-Family Residential District are as follows:
   (a)   Front. There shall be a minimum depth of twenty-five feet for the principal structure, but will allow front porch projection of not more than ten feet. Such front porch projections shall require the porch to be permanently attached to the principal structure.
   (b)   Side. There shall be a minimum width on either side of three feet, and no setback shall be closer than ten feet to the nearest structure. The combined width of both side yards shall be not less than ten feet.
   (c)   Rear. There shall be a minimum depth of thirty feet.

1260.09 COVERAGE OF LOT BY BUILDINGS.

   In an R-7 High Density Single-Family Residential District, the principal and accessory buildings on a lot may occupy up to a maximum of thirty-three percent thereof.

1260.10 FLOOR AREA.

   In an R-7 High Density Single-Family Residential District, buildings shall have a minimum floor area of 1,000 square feet.

1260.11 BUILDING HEIGHT.

   In an R-7 High Density Single-Family Residential District, no building shall exceed two stories, or twenty-four feet in height.

1260.12 OFF-STREET PARKING AND LOADING.

   Off-street parking and loading in an R-7 High Density Single-Family Residential District shall be provided for in accordance with Chapter 1292.
