The intent of R-2 Low Density Residential Districts is to permit the establishment of low density single-family residential uses not to exceed two dwelling units per gross acre. Centralized water and sewer facilities are required.

1252.03 PERMITTED USES.
The following uses are permitted in an R-2 Low Density Residential District:
(a) Single-family detached dwellings; and
(b) Churches and other places of worship, not including funeral chapels or mortuary chapels, and schools and institutions for academic instruction.

1252.04 CONDITIONAL USES.
The following uses may be permitted in an R-2 Low Density Residential District only if expressly authorized by Council in accordance with Chapter 1284 and subject to limitations and restrictions deemed necessary by the Planning Board and/or Council:
(a) Private, noncommercial recreation areas and facilities such as recreation clubs, golf courses and country clubs;
(b) Structures and installations which are necessary public facilities and utilities and which require location in an R-2 District;
(c) Cemeteries;
(d) Home occupations, as regulated by Section 1280.27.
No building or other structure in an R-2 Low Density Residential District shall be used by a commercial or industrial establishment.

1252.06 ACCESSORY BUILDINGS AND USES.
An accessory use or building or other structure customary and incidental to a use permitted in this chapter is permitted in an R-2 Low Density Residential District, provided that such accessory use or building or other structure does not involve any type of business, trade, manufacturing or industry.

Zoning lots not less than 21,780 square feet in land area are permitted in an R-2 Low Density Residential District. No lot in such a District shall have a width less than 100 feet. Such lots are permitted only if they are serviced by group or central sewage treatment. (Ord. 82-38. Passed 9-20-82.)
1252.08 YARDS.
Yard requirements for an R-2 Low Density Residential District are as follows:
(a) Front. There shall be a minimum depth of forty feet.
(b) Side. There shall be a minimum width of fifteen feet, with the combined width of both side yards not less than thirty-five feet.
(c) Rear. There shall be a minimum depth of fifty feet.
