Residential SR
The purpose of this district is to provide rural/high-density residential and other compatible development options which are consistent with Okanogan County’s comprehensive plan. (Ord. 2024-5 (Att. A), 2024).
Permitted uses are as indicated on the district use chart (see Chapter 17.220 OCC). (Ord. 2024-5 (Att. A), 2024).
Conditional uses are as indicated on the district use chart (see Chapter 17.220 OCC). (Ord. 2024-5 (Att. A), 2024).
Accessory uses are as follows:
A. Normal accessory uses customary and incidental to the permitted and/or conditional use of the property;
B. Accessory dwelling units;
C. Home occupations;
D. Bed and breakfasts. (Ord. 2024-5 (Att. A), 2024).
Lot area and width requirements are as follows:
A. The minimum lot area is one-fifth acre (8,712 square feet).
B. Minimum lot width is 50 feet. (Ord. 2024-5 (Att. A), 2024).
Density restrictions are as follows:
A. Maximum of one dwelling unit per one-fifth acre (five DUs/acre), except that one single-family dwelling unit and one accessory dwelling may be permitted on any lot so long as adequate provisions for water and septic are permitted by Okanogan County public health.
B. The density of RV parks, campgrounds, hotels, motels, etc., shall be determined by Okanogan County health district standards for on-site treatment. (Ord. 2024-5 (Att. A), 2024).
All permitted structures shall have the following required property line setbacks:
A. Front: minimum is 25 feet.
B. Side: minimum is five feet.
C. Rear: minimum is 25 feet. (Ord. 2024-5 (Att. A), 2024).
Height restrictions are as follows:
A. Maximum height is 35 feet. (Ord. 2024-5 (Att. A), 2024).
Lot coverage restrictions are as follows:
A. Maximum lot coverage is 40 percent. (Ord. 2024-5 (Att. A), 2024).
Parking requirements are as indicated in Chapter 17.240 OCC. (Ord. 2024-5 (Att. A), 2024).
