CHAPTER 10A

35 - COMMERCIAL ZONES, SPACE LIMITS TABLE

10A-35-01 - PURPOSE AND APPLICABILITY.

The specification for minimum yard space, height, and lot dimensions and other attributes, pertaining to structures or permitted uses, in the following table shall apply to all developments in the applicable zone.

Note: All minimum dimensions are subject to adequate provision for other space-using requirements of this Title.

1 At least 60 percent of the building frontage, or front facade of a building, shall be located at the minimum setback line (zero setback) in the C-3 Zone.

2 Where the rear side yard abuts a residential zone, the abutting rear yard shall be one foot for each foot by which the building height exceeds 14 feet.

3 Where the side yard abuts a residential zone, the abutting side yard shall be a minimum of 15 feet plus one foot for each two feet by which the building height exceeds 28 feet.

4 An exception to the maximum setback is allowed when pedestrian amenities such as arcades, plazas or courtyards are proposed with the development. The maximum setback for building with a courtyard, plaza, or other pedestrian amenities is 25 feet. No more than 40 percent of the building frontage shall be setback to this maximum of 25 feet in the C-3 Zone (Figure 10A-35a).
