11 - RS-50, SINGLE-FAMILY RESIDENCE ZONE
To provide and maintain residential areas of predominantly single-family detached and attached dwellings, duplex dwellings and manufactured homes on individual lots at relatively high densities for these housing types.
Oxford Houses are considered single family residences for purposes of zoning. This has always been true in practice since March 12, 1989, the effective date of the 1988 Amendments of the Federal Fair Housing Act, it has been a matter of law. Those amendments make it unlawful for any jurisdiction to discriminate against congregate living for the disabled. Therefore, Oxford Houses are not subject to zoning laws regulating the number of unrelated individuals who may live in a single-family dwelling.

The following principal uses are permitted as of right in the RS-50 Zone:
1.
A single-family detached or attached dwellings.
2.
A manufactured home subject to design standards.
3.
A duplex dwelling if there is no ADU on the lot.
4.
An ADU accessory to an existing detached single-family dwelling unit, if there is no duplex on the lot.
5.
Home occupations meeting the standards herein.
6.
A family day-care provider.
7.
Parks and recreation facilities, public.
8.
Horticulture and the growing of field crops or hay.
9.
A residential care facility housing not more than eight clients.
10.
Adult foster care for not more than five patrons.
11.
Oxford Houses as defined by the Federal Fair Housing Act of the 1988 Amendments.

The following are permitted conditionally in the RS-50 Zone:
1.
Private stables, corrals and paddocks which meet the standards set forth in RS-50 Zone.
2.
Utility facilities, other than distribution lines, at a specific location necessary for the functioning of that utility.
3.
Schools or seminaries, public or private.
4.
Churches.
5.
Day care center with 13 or more children or if not in a private home.
6.
Cemeteries and crematoria when located in or on property adjacent to a cemetery.

Accessory uses and structures common to all zones as listed in Chapter 10A-53 are allowed in the RS-50 Zone.
The building height, development site, open space and yard dimensions applicable to the RS-50 Zone are found on the Residential Zones Space Limits Table, Chapter 10A-25.
The provisions of Chapter 10A-57, Miscellaneous provisions, apply to the RS-50 Zone.
