"R" rural district.
The "R" Rural District is intended for agricultural uses and those single-family residential uses that are exempt by law from county or city subdivision ordinances.
(a)
Permitted uses in the "R" rural district.
(1)
Accessory uses and structures common or incidental to agricultural or residential use.
(2)
Agriculture, cropping, grazing, dairying, horticulture and all practices common or incidental to agriculture including grain elevators.
(3)
Cemeteries.
(4)
Churches and other permanent buildings intended for formal worship.
(5)
Greenhouses, wholesale and retail.
(6)
Golf courses.
(7)
Home occupations (in accordance with subsection 118-2(j) of this chapter).
(8)
Kennels, stables and riding facilities.
(9)
Public parks and public recreation areas.
(10)
Schools, public and private - day or nursery, elementary, junior high and high, and post-secondary.
(11)
Single-family detached dwelling in conjunction with farm use.
(12)
Single-family detached dwellings - on lot not less than two acres in area or on lots of lesser size if in conformance with the one-time allowance for lots less than two acres, as allowed by state law (765 ILCS 205/1) and county ordinance, and 150 feet in width at the front yard setback.
(13)
Temporary stands for the sale of agricultural nonlivestock products produced on the premises.
(b)
Conditional uses.
(1)
Airstrips and airports.
(2)
Commercial activities in conjunction with farm use.
(3)
Commercial grain elevators.
(4)
Telecommunication facilities, towers and antennas. Wind energy system.
(5)
Public buildings erected by a governmental entity.
(6)
Utility substations.
(7)
Concentrated livestock and poultry confinement operations.
(8)
4-H fairgrounds.
(9)
Barge fleeting operations for transloading and hauling of grain, sand, including silica sand, gravel or other nonhazardous granular products, and using equipment, buildings and/or silos for storage and shipping of such for market, but not including manufacturing.
(c)
Lot and building requirements.
(1)
Minimum lot area: two acres.
(2)
Minimum lot width: 150 feet at the front yard setback.
(3)
Minimum front yard setback: 50 feet.
(4)
Minimum side yard setback: 25 feet.
Only one dwelling shall be erected on any lot in the rural district.
