Sec. 118-4

"A" residence districts.

(a)

"A-1" single-family residence district. The "A-1" single-family residence district is principally for detached single-family dwellings and related educational, religious and recreational facilities.

(1)

Permitted uses.

a.

One-family dwellings (single-family detached).

b.

Parks and playgrounds.

c.

Temporary buildings and uses for on site construction purposes, for a period not to exceed one year.

d.

"For rent" and "for sale" signs not exceeding six square feet in area.

e.

Accessory uses incident to the above uses, including private garages not exceeding 900 square feet and in no case larger than the principal structure (in accordance with section 118-2(f).

(2)

Conditional uses.

a.

Churches and other permanent buildings intended for formal worship.

b.

Home occupations (See section 118-2(j)).

c.

Nursing homes, assisted living, retirement homes and other similar uses.

d.

Other nonprofit public or private community facilities such as: cemeteries, libraries, recreational facilities and other similar uses.

e.

Civic uses.

f.

Public, private and parochial grade and high schools.

g.

Planned unit development.

h.

Bed and breakfast establishments.

i.

Living space above existing detached garage as provided in section 118-2(f)2.i.

Height. No buildings shall exceed 35 feet or two and one-half stories in height.

(4)

Area. The minimum dimensions of yards shall be as follows:

a.

Front yard. There shall be a front yard having a depth of not less than 12 percent of the lot depth; the depth of yard, however, need not exceed 20 feet.

b.

Rear yard. There shall be a rear yard having a depth of not less than 25 percent of the depth of the lot, the depth of the rear yard, however, need not exceed 25 feet.

c.

Side yard. There shall be a side yard on each side of the building, such yard having a width of not less than ten percent of the lot width but in no instance less than five feet. The width of each side yard, however, need not exceed eight feet.

d.

Lot size. No single-family home shall be erected on an interior lot less than 80 feet wide nor less than 120 feet deep nor less than 9,600 square feet in area. Corner lots less than 96 feet wide nor less than 120 feet deep nor less than 10,000 square feet in area shall be used for any dwelling unless such lot was lawfully created prior to the passage of this chapter.

Building area. No building, with its accessories, shall occupy in excess of 40 percent of the area of any lot.

(6)

Building orientation. All single-family dwelling homes shall be oriented such that the front entryway is on the side of the building which faces the public street.

(7)

Green space. Every single-family residential lot is required to provide a minimum of 20 percent green space.

(b)

"A-2" single-family and two-family residence district. The "A-2" single-family and two-family residence district is principally for detached single-family dwellings and two-family dwellings and related educational, religious and recreational facilities.

(1)

Permitted uses.

a.

One-family dwellings (single-family detached).

b.

Two-family dwellings (duplexes and/or condos).

c.

Uses permitted in "A-1" residence district.

(2)

Conditional uses.

a.

Churches and other permanent buildings intended for formal worship.

b.

Home occupations (See section 118-2(j)).

c.

Nursing homes, assisted living, retirement homes and other similar uses.

d.

Other nonprofit public or private community facilities such as: cemeteries, libraries, recreational facilities and other similar uses.

e.

Civic uses.

f.

Public, private and parochial grade and high schools.

g.

Planned unit developments.

h.

Bed and breakfast establishments.

i.

Living space above existing detached garage as provided in section 118-2(f)2.i.

This requirement shall not apply to the common lot line of duplexes sold as separate units provided each dwelling unit shall have separate utility services, including individual water and sanitary sewer hook-ups, from each dwelling unit to the publicly owned water or sewer mains. A hook-up is a privately owned and maintained line on privately owned property between a service/lead connection and a structure. A service/lead connection is a line extending the main system to the utility's right-of-way line, normally owned and maintained by the city.

d.

Lot size.

1.

Single family. No single family home shall be erected on an interior lot less than 80 feet wide nor less than 120 feet deep nor less than 9,600 square feet in area. Corner lots shall not be less than 96 feet wide nor less than 120 feet deep nor less than 10,000 square feet in area shall be used for any dwelling unless such lot was lawfully created prior to the passage of this chapter.

Two-family. No two-family dwelling shall hereafter be erected or altered to provide less than 4,800 square feet of lot area per family. No lot less than 80 feet wide nor less than 120 feet deep nor less than 9,600 square feet in area shall be used for any dwelling unless such lot was lawfully created prior to the passage of this chapter.

Building area. No building, with its accessories, shall occupy in excess of 40 percent of the area of any lot.

(6)

Building orientation. All single-family and two-family dwelling homes shall be oriented such that at least one front entryway of each unit is on the side of the building which faces the public street.

(7)

Green space. Every single-family and two-family residential lots are required to provide a minimum of 20 percent green space.
