"B" residence district.
(a)
"B" single-family, two-family and multifamily residence district. This district is principally for detached single-family dwellings, two-family dwellings and multifamily dwellings.
(1)
Permitted uses.
a.
Single-family dwellings.
b.
Two-family dwellings (duplexes and/or condos).
c.
Multifamily dwellings (townhouse and/or condos).
d.
Parks and playgrounds.
e.
Temporary buildings and equipment used for on site construction purposes, for a period not to exceed one year.
f.
"For Rent" and "For Sale" signs not exceeding six square feet in area.
g.
Accessory uses incident to the above uses, including private garages (in accordance with section 118-2(f)).
(2)
Conditional uses.
a.
Churches and other permanent buildings intended for formal worship.
b.
Clubs and lodges, excepting those whose chief activity is a service customarily carried on as a business.
c.
Home occupations (see section 118-2(j)).
d.
Hospitals, nursing homes, assisted living, retirement homes and other similar uses.
e.
Other nonprofit public or private community facilities such as: cemeteries, libraries, recreational facilities and other similar uses.
f.
Civic uses.
g.
Planned unit developments.
h.
Mobile home parks.
i.
Bed and breakfast establishments.
j.
Public, private and parochial grade and high schools.
k.
Living space above existing detached garage as provided in section 118-2(f)(2)i.

Height. No building shall exceed 45 feet or three stories in height.
(4)
Area. The minimum dimensions of yards shall be as follows:
a.
Front yard. There shall be a front yard having a depth of not less than 12 percent of the lot depth; the depth of the front yard, however, need not exceed 20 feet.
b.
Rear yard. There shall be a rear yard having a depth of not less than 25 percent of the depth of the lot, the depth of the rear yard, however, need not exceed 25 feet
c.
Side yard. There shall be a side yard on each side of the building, each yard having a width of not less than ten percent of the lot width; the width of each side yard, however, need not exceed eight feet. If a two-family residence is constructed, there shall be a side yard on each side of the building, such yard having a width of not less than ten percent of the lot width but in no instance less than five feet. The width of each side yard, however, need not exceed eight feet. This requirement shall not apply to the common lot line of duplexes sold as separate units provided each dwelling unit shall have separate utility services, including individual water and sanitary sewer hook-ups, from each dwelling unit to the publicly owned water or sewer mains. A hook-up is a privately owned and maintained line on privately owned property between a service/lead connection and a structure. A service/lead connection is a line extending the main system to the utility's right-of-way line, normally owned and maintained by the City.
d.
Lot size. No dwelling shall hereafter be erected on a lot less than 10,000 square feet for the first two units and 2,000 square feet for each unit thereafter.

Building area. No building with its accessories shall occupy in excess of 50 percent of the area of any lot.
(6)
Building orientation. All single-family and two-family dwelling homes shall be oriented such that the front entryway is on the side of the building which faces the public street.

Green space. Every lot is required to provide a minimum of 20 percent green space.
