38 - C-3, COMMERCIAL-3 DISTRICT
Sections:
The purpose of this district is to provide a commercial oriented environment including wholesale and warehousing and light industrial manufacturing which will not detract from the historical flavor of the area.

The following are the principal permitted uses:
A.
Retail businesses;
B.
Business and professional offices;
C.
Barbershops and beauticians, laundries and other consumer services;
D.
Restaurants, cafes and bars;
E.
Theaters and assembly halls;
F.
Clubs, lodges and fraternal organizations;
G.
Governmental and civic buildings;
H.
Warehouses and storage;
I.
Manufacturing, fabricating and assembling of a light industrial nature;
J.
All uses permitted in single-family and multi-family zones;
K.
Required essential services.

Uses and structures which are clearly incidental and subordinate to principal uses permitted and which will not create a nuisance or hazard and which are located on the same lot, are permitted.

No use shall involve any kind of manufacturing, compounding, processing or treatment of products, even though properly and safely operated with ordinary care, according to good and reasonable practice, which causes noxious or offensive odors, gas, fumes, smoke, dust or vibration or noise which substantially interferes with other uses of the property permitted in the district.

When a lot in this district abuts a different zone of greater restrictions, then the setback requirements of the more restrictive zone shall apply on the abutting property line. If a lot is not adjacent to a more restrictive zone, front, rear and side yard width shall be five feet. Buildings in C-3 districts shall not exceed twenty-five feet in height.

The maximum lot coverage, including all accessory buildings, shall not exceed sixteen-hundred square feet per story. Decks shall not exceed ten feet beyond the vertical plane of the wall around the perimeter of the building.

A.
Construction of all buildings shall be made on approved woodpile foundations after receipt of necessary permits. No fill below the MHHW (Mean Higher High Water) line shall be allowed.
B.
Off-street parking and loading requirements shall be as specified in Chapter 19.64.
C.
Metal construction materials shall only be allowed for roofing applications.
D.
All signs shall be non-electrical and shall be located over entryways, flat to the side of the building. Maximum size shall be two feet by two feet.
