28 - SFMH DISTRICT, SINGLE-FAMILY MOBILE HOME
Sections:
The purpose of this district is to provide a sound and attractive residential neighborhood for single-family mobile homes on standard residential-size building lots.

The following are principal permitted uses:
A.
One-family and two-family dwellings and mobile homes;
B.
Public parks and playgrounds.

The following are permitted accessory uses:
A.
Detached accessory dwellings per section 19.56.090;
B.
Uses and structures which are clearly incidental and subordinate to principal permitted uses and which will not create a nuisance or hazard are permitted as accessory uses.

The following are uses that may be permitted by action of the commission under the conditions and procedures specified in Chapter 19.72 of this title:
A.
Home occupation;
B.
Trailers used for construction purposes;
C.
Public and private schools;
D.
Children's nursery;
E.
Churches;
F.
Public buildings and structures;
G.
Noncommercial radio and television transmitters or towers;
H.
Required essential services;
I.
Private docks, moorage, boathouses and net houses.

The following minimum lot requirements shall apply in these districts:
A.
The minimum lot area shall be seven thousand five hundred square feet;
B.
The minimum lot frontage shall be seventy-five feet.

The minimum yard requirements shall be:
A.
Front yard depth shall be twenty feet;
B.
Side yard width shall be ten feet;
C.
Rear yard depth shall be ten feet.

The maximum lot coverage, including all accessory buildings, shall not exceed thirty-five percent.

A.
All buildings in SFMH districts must be placed on a permanent foundation and solidly connected to city utilities. A permanent foundation shall consist of a driven piling or concrete.
B.
t is unlawful to occupy a mobile home in an SFMH district unless the wheels and undercarriage have been removed.

A.
Buildings in SFMH districts shall be limited to two stories, but not to exceed thirty feet in height.
B.
Off-street parking shall be two spaces per unit.
C.
Other development requirements shall be as stated in Chapters 19.56, 19.60 and 19.64 of this title.
D.
Mobile home siding shall be of non-reflective characteristics.
E.
Skirting of an appropriate material shall be installed in a workmanlike manner.
