16 - R-R DISTRICT, RURAL RESIDENTIAL
Sections:
The purpose of the rural residential district is to provide lands where large tracts can be developed as an estate.

The following are principal permitted uses:
A.
One-family dwellings;
B.
Public parks and playgrounds.

The following are accessory uses permitted:
A.
Private garages and required off-street parking;
B.
Greenhouses, woodsheds, tool sheds;
C.
Private docks, moorage, boathouses and net houses;
D.
Detached accessory dwelling per section 19.56.090;
E.
Uses and structures which are customarily accessory and clearly subordinate to permitted uses.

The following are uses that may be permitted by action of the commission under the conditions and procedures specified in Chapter 19.72 of this title:
A.
Home occupation;
B.
Trailers used for construction purposes;
C.
Mobile homes on individual lots;
D.
Rock quarry/borrow operations;
E.
Churches;
F.
Mobile home parks;
G.
Required essential services.

The following minimum lot requirements shall apply in these districts:
A.
The minimum lot area shall be one acre;
B.
The minimum lot frontage shall be two hundred feet.
On lots bordered by roadway on more than one side, this requirement can be met on any one side.

The minimum yard requirements shall be:
A.
Front yard depth shall be twenty-five feet;
B.
Side yard width shall be twenty feet;
C.
Rear yard depth shall be twenty-five feet; rear yard depths on lots abutting tidelands may be reduced to zero feet.

The maximum lot coverage, including all accessory buildings, shall not exceed twenty-five percent.

A.
The maximum height shall be two and one-half stories, or thirty feet.
B.
Off-street parking shall be as stated in Chapter 19.72 of this title.
C.
Other development requirements shall be as stated in Chapters 19.56, 19.60 and 19.64 of this title.
