ARTICLE VIII

COMMERCIAL DISTRICTS

§ 25.67 GENERALLY.

   The specific regulations contained in this article and general regulations set forth in Article XIX shall be applicable to all commercial districts within the city.

§ 25.68 C-1, NEIGHBORHOOD COMMERCIAL DISTRICTS.

   (A)   It is intended that this district classification be applied to properties which are deemed suitable to serve residential areas with convenient and appropriately scaled shopping and service facilities and that are designated “C” on the land use diagram of the city general plan.
   (B)   The specific use regulations set out beneath the column titled “C-1” in the chart marked “commercial zones and permit requirements” in § 25.79 shall apply in all C-1 districts.

§ 25.69 C-2, CENTRAL BUSINESS DISTRICTS.

   (A)   It is intended that this district classification be applied in areas suitable for complete retail business and service to serve a residential community that are designated “C” on the land use diagram of the city general plan.
   (B)   The specific use regulations set out beneath the column titled “C-2” in the chart marked “commercial zones and permit requirements” in § 25.79 shall apply in all C-2 districts.

§ 25.70 C-3, GENERAL COMMERCIAL DISTRICTS.

   (A)   This district classification is intended to be applied where general commercial facilities are necessary for public service and convenience that are designated “C” on the land use diagram of the city general plan.
   (B)   The specific use regulations set out beneath the column titled “C-3” in the chart marked “commercial zones and permit requirements” in § 25.79 shall apply in all C-3 districts.

§ 25.71 FC, FREEWAY ORIENTED COMMERCIAL DISTRICTS.

   (A)   This district is to be applied to certain properties which are easily and readily accessed from an Interstate 5 interchange and that are designated “C” on the land use diagram of the city general plan. It is intended that this classification be applied so that limited traveler oriented uses can be provided at convenient locations.
   (B)   The specific use regulations set out beneath the column titled “FC” in the chart marked “commercial zones and permit requirements” in § 25.79 shall apply in all F-C districts.

§ 25.72 H-C, HISTORIC COMMERCIAL DISTRICTS.

   (A)   The city recognizes the unique commercial, architectural, historic and aesthetic value of its downtown commercial core area. It is intended that this classification be applied in areas where the continuance of this development pattern is the desired use and that are designated “C” on the land use diagram of the city general plan.
   (B)   The specific use regulations set out beneath the column titled “H-C” in the chart marked “commercial zones and permit requirements” in § 25.79 shall apply in all H-C districts.

§ 25.73 LOT STANDARDS.

   Commercial lots shall comply with the standards shown for the respective district on the chart titled “commercial lot standards” in § 25.79.

§ 25.74 PARKING AND LOADING STANDARDS.

   Off-street parking shall comply with Article XXIII of this chapter.

§ 25.75 SETBACK, BUILDING COVERAGE AND HEIGHT REQUIREMENTS.

   Front, side, street side and rear yards, building coverage and structure heights shall comply with the standards shown for the respective district on the chart titled “commercial lot standards” in § 25.79.

§ 25.76 LANDSCAPE STANDARDS.

   Landscaping in commercial districts shall comply with the area standards shown for the respective district on the chart titled “commercial lot standards” in § 25.79.

§ 25.77 SIGNAGE.

   Signage in commercial districts shall comply with the city sign regulations, adopted by resolution of the City Council in accordance with Chapter 5 of this code.

§ 25.78 COMPLIANCE WITH DESIGN REVIEW GUIDELINES.

   Unless specifically exempted, all development proposals for commercial districts shall comply with the design review guidelines, adopted by resolution of the City Council in accordance with Chapter 7 of this code.

NOTES TO TABLE:

1. Rear yard shall be a ten-foot minimum where accessible from street, alley or parking lot for loading purposes. Building may project over rear yard provided that ten feet of clear vertical distance from ground level is maintained.
