ARTICLE II

Permit and Approval Process

§ 250-7 Review and approval.

A. 
Approval required. No development may be commenced within the Town prior to the issuance of any relevant permit or approval.
B. 
Violations and unpaid fines, bills and taxes.
(1) 
No application pursuant to this chapter of the Town Code shall be processed if there is a violation of the Town Code on the lot or building that is the subject of the application, until the violation is abated, unless the application is necessary to abate the violation.
(2) 
No application under this chapter shall be processed without proof that all taxes, water and sewer bills, and all other fees or fines due and payable to the Town, from the applicant or the owners are paid in full.
C. 
Types of approval.
(1) 
Site plan review. All site plan review applications shall be subject to the provisions of Article IX, Site Plan Review.
(2) 
Special use permits. All special use permit applications shall be subject to the special use permit provisions of Article VIII and may be subject to the site plan review provisions of Article IX.
(3) 
Sign permit. All sign permit applications shall be subject to the sign regulations contained in Article VI, Supplemental Regulations.
(4) 
Planned development district. All planned development district applications shall be subject to the provisions of Article X.
(5) 
Variances. All area and use variances shall be subject to the provisions of Article XIV.
(6) 
Scenic preservation. All activities proposed in a scenic preservation area shall be subject to the provisions of Article VII, Scenic Preservation Area Overlay.
