Dimensional Regulations
§ 250-20 Dimensional Table.
A.
Regulations governing lot area and lot width; front, side and rear yards; impervious coverage and building height are specified in the Dimensional Table of this chapter[1] and in the additional regulations of this article and are supplemented by the regulations of other sections of this chapter.

§ 250-21 Additional area requirements.
A.
The lot size, width, depth, shape and orientation and the building setback lines shall be appropriate for the location of the subdivision, topographical, hydrological and geological conditions and for the type of development and use contemplated.
B.
With respect to any lot in the RR, R, and AR Zones with less than 500 feet of frontage on any one street, the lot-to-width ratio shall not exceed 3:1, except in the case of a lot fronting on the turnaround of a cul-de-sac, in which case the ratio shall not exceed 4:1.
§ 250-22 Development in the HMU and HC Zoning Districts.
The development of land located in the HMU and HC districts is also subject to the Hamlet Design Guidelines of § 250-46 of this chapter.
§ 250-23 Lot width.
The minimum width of any lot shall be measured along the front setback line.
§ 250-24 Number of dwelling units on lot.
A maximum of two separate dwellings may be permitted on a single lot if the lot area and setback requirements of this chapter are met for each dwelling, including required lot width.
§ 250-25 Corner lots.
On a corner lot in any district where a front yard is required, a front yard shall be provided on each street equal in depth to the required front yard on each such street. One rear yard shall be provided on each corner lot. The owner shall designate the rear yard on his or her application.
§ 250-26 Through lots.
A.
Where a single lot under individual ownership extends from one street to another parallel or nearly parallel street or alley, the wider street shall be deemed the street upon which the property fronts, and no principal structure and no dwelling shall be erected on the rear of such a lot, except where such lot may be subdivided to create not less than two conforming lots.
B.
Where a single lot extends between two streets of equal width, either of the two streets may be deemed as that upon which the property fronts.
§ 250-27 Front yard exception for vacant lots.
When a vacant lot in an RR, R and AR District is situated between two improved lots, each having a principal building within 25 feet of the side lot line of the unimproved lot, the front yard of the vacant lot shall have a depth equal to the average depth of the front yards of the two adjoining improved lots.
§ 250-28 Transition yard requirements.
A.
Where the side or rear yard in an RR, R and AR District abuts a side or rear yard in an HMU or HC District, a side or rear yard at least equal to that required in the residential district is required along such abutting line or lines in the nonresidential district. In no case, however, shall the abutting side or rear yard be less than 20 feet.
B.
The transition yard shall be maintained as landscaped buffer or open space. No structures or pavement shall be located within the transition yard.
§ 250-29 Projections into required yards.
A paved terrace or wooden deck shall not be considered as part of a building in the determination of yard size, provided that such terrace or deck is unroofed and without walls, parapets or other form of enclosure exceeding six feet in height.
