Basement. A story, partly underground, having at least four feet of its clear height above the average grade of the adjacent ground.

Cellar. A story, partly or completely underground, having less than four feet of its clear height above the average grade of the adjacent ground.

Building setback line. A line on a "lot," parallel to a "lot line" or way line at sufficient distance to provide the required "yards," delimiting the area in which "structures" are permitted, subject to the provisions of this zoning ordinance.

Lot, buildable area. That portion of a "lot" bounded by the required "yards."

Yard, side; adjoining a street. A side yard which "abuts" a "street."

Building, principal. A non-accessory building in which the principal use is conducted.

Building, accessory. A building which is incidental, complementary and subordinate to; on the same zoning lot; under the same ownership as the principal building, and is customary in connection with the principal use.

Accessory building may be allowed in principal building area, side yards (B), or rear yard (C), according to provisions of article Four.

(A)

Dwelling unit, attached. A dwelling unit which is joined to another dwelling unit at one or more sides by a party wall or ceiling-floor assembly.

(B)

Party wall. A wall which separates portions of a building starting from the foundation and extending continuously through all stories to or above the roof.

(C)

Dwelling unit, detached. A dwelling unit which is entirely surrounded by open space.

Building height. The vertical distance from the "grade" to the:

(1)

Highest point of the underside of the ceiling beams, in the case of a flat roof;

(2)

Deck line of a mansard roof; or

(3)

Mean level of the underside of the rafters between the eaves and the ridge of a gable, hip, or gambrel roof.

When a "building" faces on more than one "street," the height shall be measured from the average of the "grade" at the center of each "street" front.

Cul-de-sac. A minor street having one open end and being permanently terminated at the other by a vehicular turnaround.

Lot area. The area of a horizontal plane bounded by the vertical planes through front, side and rear lot lines.

Lot, corner. A lot abutting upon two or more streets at their intersection.

Lot, depth. The mean horizontal distance between the front lot line and the rear lot line of a lot.

Lot, interior. A lot that is situated between corner lots on a street.

Lot, through. A lot having opposite lot lines along two more or less parallel public streets or accessways.

Lot, reversed corner. A corner lot, the street side lot line of which is substantially a continuation of the front lot line of the first lot to its rear.

Lot width. The width of a lot at the building setback line.

Story. That portion of a "building" included between the surface of any floor and the surface of the floor next above, or, if there is no floor above, the space between the floor and the ceiling next above. A "basement" shall be counted as a "story" and a "cellar" shall not be counted as a "story."

Sight distance zone. The triangular areas at street intersections in which fence, wall, hedge and shrubbery height is restricted to assure safe visibility.

1.

A fence can be constructed to the front of a building, but not beyond the front of a building on an interior lot or the front or side of a building on a corner lot, except as provided in section 4.8.2 (also see Figure 14).

2.

There must be an opening or gate in any fence enclosure.

3.

Maximum height of fence is six feet.

4.

A parallel fence on the same property line where a fence is already erected must stay off the property line four feet, to provide room for maintenance.

5.

Dog runs and swimming pool enclosures are permitted in the rear yard, and in a side yard provided there is a five-foot setback between the fence and the property line.

6.

Patio fence may not extend past the side walls of the house (including attached garage). May not extend more than 16' from house. A 4' opening is required.

Privacy fence may not extend past front of adjacent house (4' high 50% open fence only, no chain link).

2.

All fences must be 1' inside property line along street.

3.

May not obstruct vision at corner. Privacy fence subject to review.

4.

Patio privacy fence up to 6' in height; not to exceed 500 sq ft; minimum 5' from property line.
