Manufactured/Mobile Home MMH Zone District
The purpose of the MMH Zone District is to provide safe, affordable housing for the residents of the City without adversely affecting the character of the City's residential neighborhoods.

A.
Permitted principal uses . Permitted principal uses are as follows:
1.
Single-family dwellings, including modular, mobile or manufactured homes.
2.
Mobile home subdivisions.
3.
Mobile home parks.
4.
RV parks.
B.
Permitted accessory uses allowed . Permitted accessory uses which are allowed are uses which are customarily incidental to any of the principal uses and are located on the same parcel. Accessory uses may not be more than 500 square feet.

Garages, greenhouses, storage units or sheds which have a permanent foundation or are securely anchored to the ground, are no larger than 120 square feet and have a maximum height of eight feet. These structures must be pre-fabricated or constructed using a rigid framework with inflexible clear glass or plexiglass. No opaque or colored plastic panels, plastic sheeting, fabric walls or tarps are permitted in connection with these structures. Intermodal shipping containers are not permitted on any lot.
2.
Home-based occupations. A home-based business shall be allowed as a permitted accessory use, provided that all of the following conditions are met:
a.
Such use shall be clearly incidental and secondary to the use of the dwelling and shall not change the character thereof.
b.
The business owner or operator must reside and maintain primary residency within the principal single-family dwelling unit on the lot.
c.
The total area used for such accessory purposes shall not exceed 50 percent of the gross floor area.
d.
There shall be no exterior advertising other than identification of the home occupation; such sign shall not be larger than two square feet and shall not be illuminated.
e.
There shall be only incidental sales of stocks, supplies or products conducted on the premises.

Lot size. The minimum lot size is 3,125 square feet.
B.
Setbacks . Setbacks shall be as follows:
1.
Front: 15 feet.
2.
Side: 7.5 feet.
3.
Rear: 15 feet.
4.
Fences are not subject to setback requirements.

In addition to the criteria required to be considered in the planning review stage as described in this Chapter, the City Council shall consider whether the development is located, sited and designed to be non-obtrusive, to blend in with the existing natural environment and to minimize disruption to existing terrain, vegetation, drainage patterns, natural slopes and any distinctive natural features.
