1. Permitted Principal Uses.
A. Agriculture and agricultural buildings, except as provided by paragraph 2(B) of this section, and provided that livestock shall not be housed or fed within 1,000 feet of the lot line adjoining an R district, including R-A.
B. Public parks, playgrounds, recreational areas, churches, chapels, parish houses, with all structures not less than 40 feet from any lot line.
C. Single-family detached dwellings on lots of one acre or more in size. Occupants will understand that they will peaceably coexist with any and all agricultural uses existing as of the date of the enactment of this zoning classification.
D. Cemeteries of 10 acres or more in size.
E. Any building or structure occupied or used for nursery, elementary, junior high or high school, public libraries, and similar public cultural uses located not less than 20 feet from any side lot line.
F. Sale of nursery and greenhouse products.
G. Railroad rights-of-way and trackage, not including switching, storage, terminal facilities or freight yards.
H. Transformer stations and booster or pressure regulating stations, without service yard or storage.
2. When Authorized by the Board of Adjustment.
A. Privately operated country clubs, golf courses, swimming clubs, riding stables and similar recreation uses provided that any accessory building in connection therewith shall be located not less than 200 feet from any lot in an R District.
B. Facilities for confinement and feeding of livestock subject to controls of surface run-off and located at least 2,500 feet from the lot line of any other lot in an R (including R-A) or B District.
3. Permitted Accessory Uses. Uses as permitted and regulated in
165.07(3).
4. Height Regulations. No principal structure shall exceed three habitable stories or 40 feet in height, and no accessory structure shall exceed two stories or 25 feet in height, except as provided in Section
165.24.
5. Lot Area, Frontage and Yard Requirements. The following minimum requirements shall be observed subject to the additional requirements, exceptions, and modifications in Section 165.24. Each lot shall contain a minimum area of one acre, exclusive of County or State road and right-of-way easements. A distance of at least 60 feet from any building other than accessory buildings must be maintained.
