ARTICLE 405

V R-3 MULTI-FAMILY RESIDENTIAL DISTRICT

405.210: USES PERMITTED

Except as otherwise provided in this Chapter, the following uses shall be permitted in an R-3 Multi-Family Residential District.

  1. Any use permitted in the R-2 Two-Family Residential District.
  2. Multi-family dwellings and apartment houses.
  3. Rooming and boarding houses.
  4. Where a lot was recorded under separate ownership from adjoining property on March 11, 1976, such lot may be used for a single-family dwelling or for any other non-residential use permitted in this district. (Ord. No. 710, 11-15-90; Ord. No. 958 §1—2, 5-21-98)

405.220: AREA REGULATIONS

The following area regulations shall apply within an R-3 Multi-Family Residential District.

  1. Minimum lot area. The minimum area of any lot in an R-3 District shall be:
    1. Seven thousand five hundred (7,500) square feet for single-family dwellings. Not to exceed five (5) dwelling units per acre.
    2. Nine thousand (9,000) square feet per dwelling unit for two-family dwellings. Not to exceed nine (9) dwelling units per acre.
    3. Fifteen thousand (15,000) square feet for multi-family dwellings. Not to exceed twenty (20) dwelling units per acre.
    4. Where a lot has less area than herein required and was recorded under separate ownership from adjoining property on March 11, 1976.
  2. Minimum lot width. The minimum lot width in an R-3 District shall be:
    1. For single-family and two-family dwellings seventy-five (75) feet (except when a lot or tract has a lot width less than herein required and was recorded under separate ownership from adjoining property on March 11, 1976).
    2. For multi-family dwellings seventy-five (75) feet, plus fifteen (15) feet for each additional story over two (2).
  3. Minimum front yard. The minimum front yard depth for all permitted uses shall be twenty-five (25) feet.
  4. Minimum side yard. The minimum side yard shall be one-third (1/3) the height of the principal building(s), but not less than eight (8) feet on each side.
  5. Minimum rear yard. The minimum rear yard depth shall be equal to the height of the principal building(s), but not less than twenty-five (25) feet.
  6. Distance between buildings. No principal building shall be closer to any other principal building than the average of the heights of said buildings.
  7. Lot coverage. For multi-family dwellings the combined area of the main building and accessory buildings in an R-3 District shall not cover more than forty percent (40%) of the total area of the lot.
  8. Open space. The minimum required open space for multi-family dwellings, apartment houses, morning houses and boarding houses shall be twenty percent (20%) of the total area of the lot. (Ord. No. 710, 11-15-90; Ord. No. 958 §1-2, 5-21-98)

405.230: HEIGHT REGULATIONS

The maximum height of buildings and structures in an R-3 District shall not exceed:

  1. Two and one-half (2 1/2) stories or thirty-five (35) feet above the average finished grade for single-family dwellings and two-family dwellings.
  2. Three and one-half (3 1/2) stories or forty-five (45) feet plus one (1) foot for each additional two (2) feet of setback provided on each side of the structure up to seventy-five (75) feet for multi-family buildings. Above seventy-five (75) feet, no additional setback is required. (Ord. No. 710, I I-I 5-90, Ord. No. 958 §1-2, 5-21-98)
