ARTICLE 405

VI-A R-CS1 CONTAINER AND SMALL HOMES RESIDENTIAL DISTRICT

405.321: USES PERMITTED

Except as otherwise provided, the following uses hall be permitted in a R-CS1 Residential District.

  1. Any shipping container or small home permitted in the R-CS1 Single-Family District as defined.

405.322: AREA REGULATIONS

The following area regulations shall apply within the R-CS1 Residential District.

  1. Minimum Lot Area. The minimum area of any lot in an R-CS1 District shall be four thousand eight hundred (4,800) square feet for single-family dwellings.
  2. Minimum Lot Width. The minimum lot width in a R-CS1 District shall be fifty-five (55) feet.
  3. Minimum Front Yard. The minimum front yard depth for all permitted uses shall be twenty (20) feet.
  4. Minimum Side Yard. The minimum side yard in a R-CS1 District shall be eight (8) feet.
  5. Minimum Rear Yard. The minimum rear yard depth shall be twenty (20) feet.
  6. Lot Coverage. For a single-family dwelling, the combined area of the main building and accessory building(s) in a R-CS1 District shall not cover more than forty percent (40%) of the total area of the lot.

405.323: HEIGHT REGULATIONS

The maximum height of buildings and structures in a R-CS1 District shall not exceed two and one-half (2 1/2) stories or thirty-five (35) feet above the average finished grade for single-family dwellings.

405.324: BUILDING PERMIT REQUESTS

Building permit requests received for construction sites outside of a R-CS1 district will be governed by the Conditional Use Ordinance and will require approval from the Planning and Zoning Commission and the Waynesville City Council.

405.325: DESIGN STANDARDS

The following design standards shall be required, in addition to the standards set forth in R-CS1 districts, in the construction of shipping and/or cargo container homes and structures and small homes:

  1. The structure complies with all applicable provisions of the International Building Code (IBC).
  2. The exterior of the home must be modified in a manner so as not to maintain the look of its prior use to include the removal or cover of any graffiti, transportation and/or shipping markings.
  3. The structure is painted or completely enclosed with vinyl, wood, cement board or brick siding.
  4. The structure shall have a roof constructed of wood or metal that meets insulation, proper drainage and snow load requirements as pertains to City Code.
  5. The applicant shall have a full set of engineering plans (from start to finish) signed and sealed by an engineer licensed with the State of Missouri.

405.326: STRUCTURES SUBJECT TO SITE PLAN APPROVAL

Shipping container structures such as garages, storage facilities, and other accessory buildings shall be subject to site plan approval by the Building Official and shall be regulated to one (1) shipping container used in construction, unless approved by the Conditional Use Ordinance.
