CHAPTER 104

18 Residential Mobile-Manufactured Home Park Zone RMHP

Sec 104-18-1 Purpose And Intent

The purpose of the RMHP Zone is to provide appropriate areas for suitable development of mobile/manufactured home parks, camps and courts. It is also to ensure that such facilities receive adequate services and blend harmoniously with surrounding residential neighborhoods and other uses.

Sec 104-18-2 Permitted Uses

The following uses are permitted in the RMHP Zone:

  1. Accessory building incidental to the use of a main building; main building designed or used to accommodate the main use to which the premises are devoted; and accessory uses customarily incidental to a main use.
  2. Mobile/manufactured home park, trailer court, overnight recreational vehicle park, provided such park, or court meet the requirements and standards prescribed in the county mobile home park ordinance.
  3. Temporary building for use incidental to construction work. Such building shall be removed within six months upon completion or abandonment of the construction work.

Sec 104-18-4 Site Development Standards

The following site development standards apply to the Residential Mobile/Manufactured Home Park Zone RMHP:

  1. Minimum area. Four acres for a mobile/manufactured home park, trailer court and overnight recreational vehicle park.
  2. Minimum lot size. The yard, width and layout for a trailer court.
  3. Minimum lot width. Overnight recreation vehicle park or mobile/manufactured home park shall be as prescribed in the Weber County Mobile Home Park Ordinance.
  4. Accessory building height. 25 feet, unless meeting requirements of section 108-7-16, Large accessory buildings.

Sec 104-18-5 Sign Regulations

The height, size and location of the following permitted signs shall be in accordance with the regulations set forth in title 110, chapter 1 of this Land Use Code:

  1. Construction project sign.
  2. Directional sign.
  3. Flat sign.
  4. Freestanding sign.
  5. Temporary sign.
  6. Wall sign.
  7. Nameplate.
  8. Property sign.
  9. Identification and information sign.
  10. Service sign.
