Sec. 150-8

B-1 neighborhood business district.

The following regulations shall apply to the B-1 neighborhood business district:

(1)

Use regulations. A building or premises shall be used only for the following purposes:

a.

Any uses permitted in the R-2 duplex and apartment district.

b.

Signs. Signage shall be provided consistent with the requirements of Chapter 114.

c.

Automobile parking lots/garages.

d.

Bakeries

e.

Banks.

f.

Personal services establishment.

g.

Billiard or pool halls.

h.

Clinics.

i.

Daycare facilities.

j.

Filling or service stations provided all storage tanks for gasoline are below the surface of the ground.

k.

Laundries, self-service.

l.

Nonmanufacturing ice retail distributing stations provided the capacity does not exceed five tons storage.

m.

Print shops.

n.

Lodge halls.

o.

Mortuaries.

p.

Restaurants, cafes, cafeterias, and taverns.

q.

Stores and shops for the sale of products at retail only.

r.

Studios (art, photo, music).

s.

Hookah bars/vape bars.

Height regulations. No building shall exceed three stories or 45 feet in height.

Yard regulations.

a.

Front yard. There shall be a front yard along the front line of the lot.

i.

Corridors identified on the Hidalgo County Thoroughfare Map: The minimum depth of a front yard one foot back from property line for each two feet in building height, not to exceed one-half of the width of the abutting dedicated right-of-way or in line with the majority setback of existing structures along the same block, whichever is greater.

ii.

All other corridors: the minimum lot depth shall be 20 feet.

b.

Side yards. There shall be a side yard of not less than five feet, except that on a corner lot, the side yard on a street side shall be ten feet.

c.

Rear yard. Rear yard setbacks shall be ten feet.

Intensity of use. There are no minimum lot area or lot width requirements.

(5)

Parking regulations. Off-street parking shall be provided consistent with the requirements of Chapter 134, Article VI.

Additional use, height and area regulations. Additional use, height, and area regulations and exceptions shall be a provided in section 150-12.
