Sec. 150-10.1

B-4 neighborhood office district.

(a)

Permitted uses. Permitted uses in the B-4 neighborhood office district shall include:

(1)

Offices for professional services including executive, administrative, financial, legal, accounting. writing, clerical, stenographic, drafting, engineering, real estate, insurance and other similar or related uses;

(2)

Single-family dwellings, duplexes and townhouses;

(3)

Parking associated with such office or residential uses;

(4)

Signage shall be provided consistent with the requirements of Chapter 114.

(b)

Lot size. Lot sizes in the B-4 neighborhood office district shall be as follows:

(1)

Intensity of use: The minimum lot size shall be 6,000 square feet.

(2)

Yard regulations:

i.

Front yard. There shall be a front yard along the front line of the lot. The minimum depth of such front yard shall be 25 feet. The minimum depth of such front yard located along a cul-da-sac shall be 20 feet.

ii.

Side yards. There shall be a side yard on each side of a building of not less than ten percent of the width of the lot, but such side yard shall not be less than five feet.

iii.

Rear yard. The depth of the rear yard shall be at least 20 percent of the depth of the lot, but such depth need not be more than 25 feet.

(3)

Any new commercial structure erected in the B-4 neighborhood office district shall conform as much as possible to the current character of the existing neighborhood. New buildings should be of similar size and scale as existing structures on the same block and the height of new commercial structures shall not exceed one story.

(4)

To facilitate the city's evaluation of the consistency between the proposed new structure or new use of an existing structure with the existing neighborhood and in order to verify compliance with sidewalk. landscaping, parking and other requirements, a detailed site plan, including the use and location of all structures on all adjoining lots, must be submitted and approved prior to issuance of a building permit, or if no building permit is required for the project, prior to issuance of a certificate of occupancy.

(c)

Parking. Off-street parking shall be provided consistent with the requirements of Chapter 134, Article VI.

(d)

Sidewalks. For both new commercial structures and conversion of existing residential structures to commercial uses, a sidewalk of no less than four feet shall be installed, three feet from the back of curb. Compliance with this sidewalk standard may require the dedication of additional right-of-way to the city.

(e)

Landscaping. The landscaping provisions of Chapter 26, Article XI, shall apply in the B-4 neighborhood office district.
