Sec. 150-11

I industrial district.

The following regulations shall apply to the I Industrial district:

(1)

Use regulations. Any building or premises may be used within the I district for any purpose not in conflict with any ordinance of the city, provided that no building or occupancy permit shall be issued for any of the following uses until and unless the location of such use shall have been approved by the city commission following a recommendation by the planning commission:

a.

Cement or lime manufacture.

b.

Distillation of bones.

c.

Explosives manufacture or storage.

d.

Fat rendering.

e.

Garbage, offal or dead animal incineration, reduction or dumping.

f.

Junkyards or automobile wrecking yards.

g.

Petroleum refinery.

h.

Slaughter and dressing of animals (not including poultry and rabbits).

i.

Stockyards.

j.

Wholesale storage of gasoline or other petroleum products in carload lots or more above ground.

k.

Any manufacturing or processing use, including those whose operations are not conducted within a totally enclosed building.

l.

The outside storage of materials or equipment that is not screened.

m.

Laboratories—Experimental, film or testing.

n.

All public utilities, including buildings, necessary structures, storage yards, and other related uses.

o.

Warehousing and storage.

p.

The residence of a night watchman or caretaker employed on the premises, including mobile homes.

q.

Any wholesale trades including row [raw] cotton, grain, hides, skins, and raw furs, tobacco, wool or mohair, commercial or industrial machinery or synthetics, metals and minerals, and petroleum bulk stations and terminals.

r.

Accessory uses and structures customarily related to the above principal uses authorized in this district, including a mobile home used as an office.

Solar and wind farms

Height regulations. No building shall exceed a height of six stories or 75 feet and must be in compliance with airport regulations.

(3)

Yard regulations.

a.

Front yard. There shall be a front yard along the front line of the lot.

i.

Corridors identified on the Hidalgo County Thoroughfare Map: The minimum depth of a front yard one foot back from property line for each two feet in building height, not to exceed one-half of the width of the abutting dedicated right-of-way or in line with the majority setback of existing structures along the same block, whichever is greater.

ii.

All other corridors: the minimum lot depth shall be 20 feet.

b.

Side yards. There shall be a side yard of not less than five feet, except that on a corner lot, the side yard on a street side shall be ten feet.

c.

Rear yard. Rear yard setback shall be ten feet.

(4)

Intensity of uses. There are no minimum lot area or lot width requirements.

(5)

Parking regulations. Off-street parking shall be provided consistent with the requirements of Chapter 134, Article VI.

(6)

Additional use, height, and area regulations. Additional use, height, and area regulations and exceptions shall be as provided in section 150-12.
