M-1 Mobile home subdivision district.
The following regulations shall apply to the M-1 mobile home subdivision district:
(1)
Use regulations. A premise shall be used only for the following purposes:
a.
The establishment of a mobile home subdivision and the placement of mobile homes therein containing at least 900 square feet of floor space. Every mobile home must contain at least on flush water closet, lavatory basin, bathtub or shower, kitchen sink, and water heater, all in good working order and connected to a city-approved water and sewer system and limited to single-family occupancy.
b.
Non-dwelling facilities, as approved by the city, designed for use of the inhabitants of the subdivision, such as administrative space, laundry, storage, meeting and hobby rooms, recreational spaces, swimming pools, and other recreational and accessory uses.
c.
Trailer camps, RV parks or mobile home parks shall be consistent with the requirements of Article II—Mobile Home and/or Recreational Vehicle Parks.
d.
Signs: Signage shall be provided consistent with the requirements of Chapter 114.
(2)
Height regulations. No building shall exceed 2 ½ stories or 35 feet in height, except as provided in section 150-12.
(3)
Yard regulations.
a.
Front yard. There shall be a front yard along the front line of the lot. The minimum depth of such front yard shall be ten feet for inside lots and 15 feet for corner lots. All garages, carports, or areas for parking automobiles shall be set back at least 20 feet.
b.
Side yards. The minimum side yard setback shall be eight feet for inside lots and 15 feet for corner lots on street side. All garages, carports or areas for parking automobiles shall be set back a minimum of 20 feet from the street.
c.
Rear yards. The minimum rear yard setback shall be five feet from the alley.
(4)
Lot coverage. In no case shall more than 60 percent of the total lot area be covered by the combined area of the principal building and all accessory building/use or any other impervious surface such as asphalt or concrete.
(5)
Intensity of use.
(6)
Parking regulations. Off-Street parking, shall be provided consistent with the requirements of Chapter 134, Article VI and Article II—Mobile Home and/or Recreational Vehicle Parks.
