Sec. 150-4.1

RT-1 Townhomes/Condominium district.

(a)

Use regulations. A building or premises shall be used only for the following purposes:

(1)

Townhomes and townhouse regimes.

(2)

Condominiums and condominium regimes.

(b)

Height regulations. No building shall exceed two and one-half stories or 35 feet in height.

(c)

Yard regulations.

(1)

Front yard. The minimum depth of such front yard shall be ten feet.

(2)

Side yards. The minimum depth of such side yard shall be zero, with minimum building separation of ten feet.

(3)

Rear yard. The minimum depth of such rear yard shall be zero.

(d)

Intensity of use.

(1)

Except as hereinafter provided, all dwellings erected, enlarged, relocated, or reconstructed within the RT-1 district shall be located on lots containing the following areas:

a.

A lot on which there is erected a townhouse dwelling shall not contain an area of not less than 2,000 square feet.

b.

A lot on which there is erected a condominium dwelling shall not contain an area of not less than two and five tenths acres.

(2)

The minimum width of entire lot a townhouse dwelling shall be 20 feet and that the minimum width of a lot located on a cul-de-sac shall be measured at the chord length not the radius.

(e)

Lot coverage. RT-1 district are exempt from this requirement; however, lots must meet drainage and landscaping regulations under the subdivision ordinance.

(f)

Parking. Off-street parking shall be provided consistent with the requirements under Chapter 134 Article VI.

(g)

Additional use, height and area regulations. Additional use, height, and area regulations shall be as provided in section 150-12.
