S-2G ZONE

SUBURBAN RESIDENTIAL GRAVEL

§ 157.215 USE REGULATIONS.

   In Suburban Residential Gravel Zone, S-2G, no building, structure, or land shall be used, and no building or structure shall be erected, which is arranged, intended, or designed to be used for other than one or more of the following uses:
   (A)   Any use permitted in Residential Estates Zones RE-15 or RE-20;
   (B)   Sand and gravel excavation including gravel crushing, subject to all provisions of §§ 152.50 through 152.57, and 152.99;
   (C)   Accessory uses and buildings customarily incidental to the above and devoted exclusively to the main permitted use of the premises; and
   (D)   Only sand and gravel mined on the premises may be processed in any crushing plant located on the lot or premises.

§ 157.216 AREA, WIDTH, YARD, AND HEIGHT REGULATIONS.

   (A)   Same as Agricultural Zone A-1, except that gravel excavation and accessory structures or buildings shall be located and operated not closer than 100 feet from any public street, and not closer than 50 feet from any property line.
   (B)   Provided that, gravel crushers shall be located not closer than 600 feet from a residential zone boundary and 300 feet from any existing residential structure, and not closer than 200 feet from any public street.
