COMMERCIAL DISTRICTS

10-6A-1: GENERALLY:

Within C-1 limited commercial districts, the regulations set out in this chapter shall be complied with. (1973 Code § 17.48.010)

10-6A-2: PERMITTED USES:

The following uses are permitted on a lot or parcel having a minimum of five thousand (5,000) square feet. The primary permitted uses of C-1 limited commercial districts are offices, services, restaurants and retail sales of new merchandise. The following uses and all other similar uses are also permitted when within a building:
Accounting and bookkeeping.
Advertising agency store.
Alcoholic beverages (accessory to restaurant).
Amusement devices, sales and services.
Antiques (genuine).
Architect office.
Art store.
Art studio or school.
Auto parts and accessories.
Automobile parking lot or garage (public or private).
Bakery.
Bank.
Barber shop.
Beauty parlor.
Bicycle sales, service and repair shop.
Book and stationery store.
Business and office machine sales.
Caterer.
Church.
Clinic.
Coin shop.
Dance school.
Delicatessen.
Department store.
Employment agency.
Engineering office.
Film exchange.
Finance company.
Florist.
Furniture store.
Gaming (incidental to primary use and limited to fifteen 15 slot machines).
Garden shop.
Gasoline, retail.
Gift shop.
Grocery store.
Gunsmith.
Hardware store, no exterior storage.
Hobby store.
Hunting and fishing supply center.
Insurance agency.
Interior decorator.
Jewelry and metal craft store.
Laundromat (self-service).
Library.
Liquor store.
Locksmith shop.
Medical building.
Museum.
Music school.
Newspaper office.
Paint and wallpaper store.
Parking lot.
Pawn shop.
Public buildings and professional offices.
Public parks.
Radio or electronic sales and service
Real estate office.
Sewing machine store.
Shoe repair and shoe shine shop.
Shoe store
Stenographer.
Tailer shop.
Taxicab stand.
Theater.
Toy store.
Travel agency.
Watch repair.

10-6A-3: RESTRICTIONS ON PERMITTED USES:

Restrictions on permitted uses are as follows:
   A.   All goods sold, offered for sale, or displayed in conjunction therewith, shall be kept or wholly displayed within a building.
   B.   No residential uses. (1973 Code § 17.48.030)

10-6A-4: SPECIAL USES:

The following uses require a special use permit:
Amusement arcade.
Childcare facility.
Funeral home.
Hospital.
Mini-storage units.
Mobile home parks containing a minimum of one-half (1/2) acre or twenty one thousand seven hundred eighty (21,780) square feet.
Recreational vehicle parks containing a minimum of one- fourth (1/4) acre or ten thousand eight hundred ninety (10,890) square feet.
Rest home, convalescent home, group care facility.
Veterinarian.
Warehousing. (1973 Code § 17.48.040)

10-6A-5: YARDS:

Yard setbacks shall be as follows:
   A.   Front and side: None required. (1973 Code § 17.48.050)
   B.   Rear: If a lot or parcel is not bounded along the rear line by an alley, a rear yard of not less than twenty feet (20') shall be required. (Ord. 07-05, 8-13-2007)

10-6B-2: PERMITTED USES:

The following uses are permitted on a lot or parcel having a minimum of five thousand (5,000) square feet. Any permitted use within a C-1 district is allowed. Other permitted uses including the following and all other similar uses:
Appliance service and sales.
Assayer.
Automobile, boat, or recreational vehicle (sales, rental, service and repair).
Automobile parking lot or garage (public or private).
Auto supply store.
Bar.
Bicycle (repair and rental).
Billiard or pool hall.
Blueprinting.
Bookbinding.
Bowling alley.
Building supplies.
Bus terminal.
Carpet and rug service.
Casino.
Clothing cleaning.
Convenience store.
Delivery service.
Diaper service.
Draperies, retail and wholesale and incidental manufacturing.
Electric contractors shop.
Employment agencies.
Engraver.
Express office.
Exterminating.
   Feed store.
Fire protection equipment and supplies.
Floor materials, service and wholesale.
Flower shop.
Freight office.
Funeral home or parlor.
Furniture reupholstering and rebuilding and/or redecorating service, including draperies and incidental manufacturing.
Gaming (unlimited).
Glass (cutting and staining).
Greenhouse.
Guns, service and wholesale.
Gymnasium.
Handyman shop.
Hotel.
Interior decorator workshop.
Janitor and building cleaning service.
Jukebox rental, sales and service.
Kennel.
Laboratory; experimental, scientific, medical or dental.
Laundry (no processing).
Lawn service.
Leather goods (sale of and incidental manufacturing).
Lithographer.
Loan or pawnshop.
Lockers.
Lumber yards.
Machine tools; wholesale, retail, rental.
Mineral water distillation and bottling.
Miniature golf.
Motel.
Multigraphing.
Museum.
Musical instrument service.
Newspaper print office.
Nightclub.
Optical glass grinding.
Paper hanger.
Parcel delivery service, branch (off-street loading only).
Pawnshops.
Pet shops.
Photo finishing.
Photostating.
Picture framing.
Plumbing shop.
Poster illustration workshop.
Printer illustration workshop.
Printer and/or publisher.
Reducing salon.
Scales, commercial.
Secondhand store.
Sharpening or grinding tools.
Shoe repair shop.
Sign painting.
Swimming pool.
Taxi, business.
Taxidermist.
Telephone exchange (answering service).
Termite or pest control business.
Tire repair (no recapping).
Trade school.

Transformer station.

Used merchandise sales.

10-6B-3: RESTRICTIONS ON PERMITTED USES:

Restrictions on permitted uses are as follows:
   A.   Residential uses, except an owner or watchman may reside in the same structure that a business occupies;
   B.   No live animals shall be kept or slaughtered on the premises other than in conjunction with a pet shop or kennel;
   C.   Storage shall not be allowed between the building or street line. (1973 Code § 17.52.030)

10-6B-4: SPECIAL USES:

Uses requiring a special use permit are as follows:
Amusement or video arcade.
Auction house/yard.
Auto body shop.
Automobile washing establishment (self-service and drive- through).
Billboards.
Cabinet or woodworking shop.
Childcare facilities.
Flea market.
Light manufacturing.
Ministorage.
Mobile home parks consisting of a minimum of one-half (1/2) acre or twenty one thousand seven hundred eighty eight (21,788) square feet.
Outdoor theater.
Recreational vehicle park, consisting of a minimum of one- fourth (1/4) acre or ten thousand eight hundred ninety (10,890) square feet. (Ord. 04-05, 6-28-2004)

10-6B-5: YARDS:

Yard setbacks shall be as follows:
   A.   Front and side, none required.
   B.   Rear: If a lot or parcel is not bounded along the rear lot line by an alley, a rear yard of not less than twenty feet (20') shall be required. (1973 Code § 17.52.050)

10-6C-1: PURPOSE:

The H-Z special hospital district zone is intended to accommodate the unique nature and requirements of large scale and significant medical facilities associated with a full service hospital in a manner compatible with the surrounding land uses. (Ord. 16-04, 7-25-2016)

10-6C-2: GENERALLY:

Within the H-Z special hospital district zone, the regulations set out in this chapter shall be complied with. (Ord. 16-04, 7-25-2016)

10-6C-3: PERMITTED USES:

The land uses permitted in the H-Z special hospital district zone with respect to the zone areas shown as depicted on the land use map/site plan on file with the city clerk of the city of Yerington shall be as follows:
General acute care hospital facility. The principal intended uses and structures allowed are as follows:
   A.   General acute care hospital facility licensed by the state of Nevada providing medical, surgical, psychiatric and obstetrical care.
   B.   Emergency medical services and clinical care for outpatient treatment and diagnosis.
Nursing facility.
Uses which are customarily associated with a general acute care hospital including, but not limited to, the following:
Auditoriums.
Cafeteria facilities for hospital employees, medical residents, physicians and patients' visitors.
Chapels and places of worship.
Childcare centers and associated recreational facilities.
Cogeneration, incineration, water, electrical and heating and cooling equipment facilities.
Employee services, such as credit unions.
Extended care facilities.
Helicopter landing site for the reception and transport of emergency and trauma patients.
Hospital operations, such as food service and laundry facilities.
Hospital support facilities, such as medical laboratories, diagnostic testing centers, physical therapy and inpatient pharmaceutical facilities.
Maintenance facilities, such as housekeeping and maintenance storage areas.
Medical libraries, such as research and educational facilities.
Off street parking facilities.
Office uses customary and ancillary to an acute care hospital facility.
Offices for hospital administrators and hospital employees including physicians who work for or are under contract with the hospital.
Overnight accommodations for on duty hospital employees and medical residents.
Overnight accommodations within the patients' rooms for patients and their families.
Pharmacies, gift stores, ATM facilities, restaurants and retail or personal service shops, provided that primary access is only from within the hospital building.
Storage facilities for medical equipment and supplies.

10-6C-4: RESTRICTIONS ON PERMITTED USES:

Restrictions on permitted uses are as follows:
   A.   All goods sold, offered for sale, or displayed in conjunction therewith, shall be kept or wholly displayed within a building.
   B.   No residential uses. (Ord. 16-04, 7-25-2016)

10-6C-5: SPECIAL USES:

Special uses are not anticipated within this zoning. (Ord. 16-04, 7-25-2016)

10-6C-6: YARDS:

Yard setbacks shall be as follows:
   A.   Front: Front yard shall have a minimum twenty five foot (25') setback or as approved by the city of Yerington.
   B.   Side: Side yard shall have a minimum ten foot (10') setback or as approved by the city of Yerington.
   C.   Rear:
      1.   If a lot or parcel is not bounded along the rear lot line by an alley, a rear yard of not less than twenty feet (20') shall be required.
      2.   If a lot or parcel is bounded along the rear lot line by an alley, a rear yard of not less than ten feet (10') shall be required. (Ord. 16-04, 7-25-2016)
