CHAPTER 8

- LIGHT INDUSTRIAL ZONE

Sec. 9-8-1.- Intent.

This chapter establishes the Light Industrial (LI) Zoning District, the purpose of which is to provide adequate area for industrial uses that have limited nuisance potential and an industrial park appearance.

Sec. 9-8-2. - Permitted uses.

Any use permitted in the LI zoning district shall be consistent with the purpose of this zoning district. Examples of the uses that may be appropriate, if consistent with an industrial park development pattern, include:

(1)

Manufacturing uses, excluding food and kindred products (SLUC 21); textile mill products (SLUC 22); lumber and wood products (SLUC 24); paper and allied products (SLUC 26); chemical and allied products (SLUC 28); petroleum refining (SLUC 29); stone, clay, and glass products, including cement (SLUC 32); and primary metal industries (SLUC 33).

(2)

Transportation, communications, and utilities uses (SLUC 4).

(3)

Wholesale uses (SLUC 51), but excluding the wholesale of farm products (SLUC 515); heavy equipment (SLUC 518); metals, minerals, and fuels or other petroleum or chemical products (SLUC 5191-92); and scrap and waste products, including recyclables (SLUC 5193).

(4)

Business, repair, contract construction, and government services (SLUC 63-64 and 66-67).

(5)

Professional, educational, and miscellaneous services (SLUC 65 and 68-69); and cultural, entertainment, and recreational facilities (SLUC 7) consistent with the purpose of this zoning district.

Veterinary hospitals and kennels.

(7)

Accessory uses and structures customarily associated with the uses permitted in the LI zoning district, including one accessory dwelling per industrial use.

Minor utility installations.

The administrator may refer any application for a development permit in the LI zoning district to the planning and zoning commission for a determination of the proposed use's or building's compliance (or failure to comply) with the purposes of this zoning district. Such referrals shall be placed on the agenda of the next regular commission meeting.

Sec. 9-8-3. - Special permit uses.

The uses permitted in the LI zoning district after public review for compliance with the applicable performance standards and approval of a special use permit shall be any manufacturing or wholesale use that is specifically excluded by section 9-8-2, but which the developer clearly demonstrates will comply with the intent and purpose of the LI zoning district.

Sec. 9-8-4. - Prohibited uses.

All uses not permitted by section 9-8-2 or 9-8-3 shall be prohibited.

Sec. 9-8-5. - Specification standards.

The maximum building height shall be 45 feet.

Sec. 9-8-6. - Performance standards specific to district.

(a)

Off-street parking and loading areas. See section 9-17-3.

(b)

Landscaped buffers for adjoining uses. See section 9-12-56.
