§ 12 SF-3

SINGLE-FAMILY RESIDENTIAL - 3 DISTRICT.

12.1 
General Purpose and Description.
The purpose of the Single-Family Residential - 3 (SF-3) District is to promote stable, quality residential development of slightly increased densities. Consistent with the city's Comprehensive Plan, this district may be used as a "buffer" district between low density and high-density districts or between residential and nonresidential districts. Density in this district shall range between eight (8) and fourteen (14) units per gross acre.
12.2 
Permitted Uses.
A building or premises in the SF-3 District shall be used only for uses as listed in Section 23 of this ordinance.
12.3 
Permitted Specific Uses.
Uses listed as requiring a Specific Use Permit in Section 23 of this ordinance shall be permitted in the Single-Family Residential - 3 District, when granted in accordance with Section 26.
12.4 
Height and Area Regulations.
See Appendix 1, Area, Setback, Height, and Coverage Regulations.
12.5 
Parking Regulations.
Off-street parking shall be provided in accordance with the requirements for uses set forth in Section 27.
