§ 19 OC

OLD CADDO DISTRICT.

19.1 
General Purpose and Description.
The Old Caddo (OC) District encompasses the original, historic downtown grid of Caddo Mills. This district is intended to support a mix of commercial and residential uses on smaller lots. The following regulations shall be applicable to all uses in the district:
19.1.1 
The business shall be conducted wholly within an enclosed building;
19.1.2 
Commercial uses in the OC District may display merchandise for sale or place seating for outdoor dining within the regulatory front or side yard setbacks, subject to the following restrictions:
19.1.2.a 
Display areas shall be limited to no more than ten percent of the length of the front building facade containing the primary use.
19.1.2.b 
Outdoor seating areas may extend up to the length of the front and/or side facade of the building containing the primary use and shall be subject to site plan review by the City of Caddo Mills.
19.1.2.c 
Display or seating areas may not block intersections or roadways or be within vision clearance areas.
19.1.2.d 
If along the store front or side, no building entrances shall be blocked, and a minimum of 5' clear pedestrian passageway is provided along any public sidewalk or walkway.
19.1.3 
Required yards shall not be used for the storage of vehicles, equipment, containers, or waste material;
19.1.4 
All merchandise shall be sold at retail on the premises; and
19.1.5 
Such use shall not be objectionable because of odor, excessive light, smoke, dust, noise, vibration, or similar nuisance.
19.2 
Permitted Uses.
A building or premise in the Old Caddo District shall be used only for uses as listed in Section 23 of this ordinance.
19.3 
Uses Allowed with a Specific Use Permit.
Uses listed as requiring a Specific Use Permit in Section 23 of this ordinance shall be permitted in the Old Caddo District, when granted in accordance with Section 26.
19.4 
Height and Area Regulations.
See Appendix 1, Area, Setback, Height, and Coverage Regulations.
19.5 
Parking Regulations.
Off-street parking and loading shall be provided as set forth in Section 27.
