§ 23

USE OF LAND AND BUILDINGS.

No land shall hereafter be used, and no building or structure shall hereafter be occupied, used, erected, altered, removed, placed, demolished or converted which is arranged or designed to be used for other than those uses specified for the district in which it is located as set forth by the following Schedule of Uses listed in the following tables. Any uses not listed within Table 23.1 or distinctly similar in operation or impact to a listed use shall be classified through the process described in Section 30.

23.2

Special Conditions.

The following establishes special conditions or regulations for listed uses in certain zoning districts:

(1)

Portable Storage Containers shall be screened from all public rights-of-way and adjacent properties with a 100% opaque screen consisting of wood, masonry, or another durable material that is at least equal to the height and length of the container.

(2)

Travel trailers or recreational vehicles may be used for temporary residential uses within the referenced zoning districts during the construction period for a new single-family residence on the same parcel. This temporary use is limited to the period from when a building permit is submitted to the City of Caddo Mills, to the issuance of a Certificate of Occupancy. Should progress cease on the construction of the home for more than 30 days, the Building Official may rescind the permission for temporary residential use.

Automobile racetracks shall not be located within one (1) mile from a residential zoning district.

(4)

Automobile racetracks shall not be located within one (1) mile from a residential zoning district.

(5)

Gasoline service stations with associated minor automobile repair facilities with floor space not greater than two thousand five hundred (2,500) square feet may be permitted with a Specific Use Permit. Outside vehicle storage is allowed with a minimum of 180 square feet per required for each vehicle.

(6)

Shall not exceed 20,000 square feet in floor area.

May not be located within 1,000 feet of a public or private school, church, or hospital.

(9)

Factory outlet retail or wholesale store for the sales and servicing of goods or materials on the same premises as the manufacturing company to which they are related, including sales and service in a separate building or buildings shall be permitted with a Specific Use Permit.

(10)

Shall not create any excessive noise, fumes, or noxious odors; otherwise, a Specific Use Permit is required, as determined by the Administrator.

Special Conditions.

The following establishes special conditions or regulations for listed uses in certain zoning districts:
