CHAPTER 3

CONSERVATION AND AGRICULTURAL DISTRICTS

10-3-1: CO-1 DISTRICT PERMITTED USES:

Lakes (both natural and manmade).
Public and private picnic grounds, marinas, beaches, Boy Scout and Girl Scout camps.
Public or semipublic utility substations, booster stations, radio and television relay towers, repeater stations, etc., but not including power generation or gas manufacturing plants.
Public parks, forest preserves, and farms. (Ord. 567, 11-1976)

10-3-2: AG-1 DISTRICT PERMITTED USES:

Agricultural uses, including grain storage, and the raising or keeping of fowl and livestock in compliance with subsections 10-3-4(C) and (D) of this chapter and subsection 6-4-2(G) of this code.
Community buildings; utility and service system buildings and lands; libraries and museums; picnic grounds; religious, educational or charitable institutions.
Home occupations; one- and two-family residential dwellings (which provide the minimum lot area as specified in section 10-3-4 of this chapter).
Unlighted signs notifying of sale, rental or lease of land or sale of farm goods on the premises on which the sign is maintained having not over fifty (50) square feet of sign area; signs announcing meeting time and place of civic organizations. (Ord. 567, 11-1976; amd. Ord. 4027, 4-5-2016)

10-3-3: SPECIAL USE EXCEPTIONS:

Cemeteries.
Commercial resort uses such as lodges, restaurants, rental cottages, riding stables, golf courses, swimming pools, tennis courts and other such recreational facilities.
Uses of land including quarrying and mining of natural resources, sanitary landfills, refuse disposal and dumps. (Ord. 567, 11-1976)

10-3-4: LOT AREA, WIDTH, BUILDING HEIGHT:

   (A)   In The CO-1 Districts: Lot area, lot width and building height limitations are not specified.
   (B)   In AG-1 Districts: No dwelling shall be located on a lot less than one acre in area or less than one hundred fifty feet (150') in width. No primary building shall exceed thirty feet (30') in height.
   (C)   Livestock: If livestock is to be kept, one and one-half (11/2) acres are required for the first animal and an additional one acre is required for each additional animal.
   (D)   Fences: In the event that livestock are kept, fences shall be erected no closer than twenty five feet (25') from each property line so as to provide a source of containment. (Ord. 4027, 4-5-2016)
