The single-family residential districts are established as districts in which the principal use of land is for single- family dwellings. For the single-family residential districts in promoting the general purpose of this title, the specific intent of this district is:
(A) To encourage the construction of, and continued use of land for single-family dwellings.
(B) To prohibit business, commercial or industrial use of the land, and to prohibit any other use which would substantially interfere with development or continuation of single-family dwellings in the district.
(C) To encourage the discontinuance of existing uses that would not be permitted as new uses under the provisions of this title.
(D) To discourage any use which, because of its character and size, would create requirements and costs for public services such as fire and police protection, water supply, and sewerage, substantially in excess of such requirements and costs if the district were developed solely for single-family dwellings. 10-5-2: PERMITTED USES:
Churches and other facilities normally incidental thereto; provided that the proposed site for a church is not less than two (2) acres; that there is adequate access to all required off street parking areas; that there is no parking in the required front yard; and that the church site is adjacent to a major thoroughfare.
Colleges, universities and similar type institutions for higher learning.
Mobile home parks as a planned unit development in accordance with chapter 13 of this title.
Municipal buildings and uses.
Nursery schools, day nurseries and childcare centers; provided, that for each child so cared for, there is provided and maintained a minimum of one hundred (100) square feet of outdoor play area. Such play space shall have a total minimum area of at least one thousand (1,000) square feet, and shall be buffered from any adjoining lot in any residential district (in accordance with chapter 15 of this title). Up to three (3) children may be cared for.
One-family detached dwellings, excluding mobile homes.
Private noncommercial recreational areas.
Public, parochial and private elementary, intermediate schools, and/or high schools offering courses in general education, not operated for profit.
Accessory buildings customarily incidental to the permitted uses in this section.
Bed and breakfast.
"Home occupation" as defined in section 10-15.1-1 of this title. From four (4) to seven (7) children may be cared for in a childcare center, nursery school or day nursery as a home occupation in accordance with the provisions of section 10-15.1-1 of this title and the requirements of a buffer strip1.
Signs when located on the same lot pertaining to the use of that particular building or buildings; provided, that they will not overhang any public right of way, shall not be illuminated, and shall not exceed twelve (12) square feet in area.

10-5-4: BUILDING HEIGHT:
Two and one-half (21/2) stories, but not more than thirty five feet (35'). (Ord. 567, 11-1976)
10-5-5: LOT REQUIREMENTS:
(A) Minimum lot area: Seven thousand five hundred (7,500) square feet.
(B) Minimum width of lot: Sixty feet (60').

10-5-6: LOT COVERAGE:
Maximum lot coverage of all structures, including accessory buildings, shall be forty percent (40%) of the lot. (Ord. 567, 11-1976)
10-5-7: YARD REQUIREMENTS:
(A) Front yard: Twenty five feet (25'), corner lots shall provide a front yard on each street side of the lot, except that the buildable width of a lot shall not be reduced to less than thirty two feet (32').
(B) Side yard: Must have two (2) side yards totaling twelve feet (12') in width, neither of which can be less than five feet (5') in width. See additional requirements in chapter 15 of this title. (Ord. 567, 11-1976)
(C) Rear yard: Twenty five feet (25') when rear yard abuts any public alley, street or thoroughfare; also when rear yard contains or is abutting property which contains easements for utilities, whether they be for underground or overhead. When the rear yard abuts the side yard of adjacent property then the required side yard setback for that adjacent property shall be the setback for the rear yard when utilities are present along the property line. When the rear yard contains no easements for utilities nor does not abut property containing easements abutting subject property, then the minimum rear yard setback shall be equal to the combined side yard required for that lot.
