DISTRICTS; MAPS

11-4-1: ZONING DISTRICTS:

The zoning districts are so designed as to assist in carrying out the intents and purposes of the comprehensive plan and are based upon the comprehensive plan which has the purpose of protecting the public health, safety, convenience and general welfare. For the purpose of this title, the city is hereby divided into the following zoning districts:

Agriculture-open space
R-1
Single-family residential (low density)
R-2
Multi-family residential (medium density)
R-3
Multi-family residential (high density)
B-1
Business district
B-2
Highway business district
MB
Medical business district
I-1
Light industry district
I-2
Heavy industry district
CD
Conservancy district
RO
River overlay district

11-4-2: ANNEXATION:

Any land that is annexed to the city shall be included in the AO agriculture-open space district unless the resolution annexing the land specifies a different zoning designation, in which case, that zoning designation shall apply. The zoning designation shall apply until such time that the city council rezones the land to another district after recommendation by the planning commission. In the event the resolution annexing land specifies a zoning designation, such designation shall be reviewed by the planning commission prior to passage of the resolution by the city council. 11-4-3: ZONING MAP:

   A.   Incorporation: The location and boundaries of the districts established by this title are set forth on the official zoning map, dated May 1, 2013, which is hereby incorporated as part of this title. (Ord. 925, 8-19-2013)
   B.   Boundaries: District boundary lines recorded on the city zoning map are intended to follow lot lines, the centerline of streets or alleys, the centerlines of streets or alleys projected, railroad right of way lines, the center of watercourses or the corporate limit lines as they exist at the time of the enactment of this title.
   C.   Vacation Of Public Way: Whenever any street, alley or other public way is vacated, the zoning district adjoining that of such vacated street, alley or public way shall be automatically extended to the center of such vacated area and all included therein shall be then and henceforth subject to all regulations of the extended district.
   D.   Maintenance: It shall be the responsibility of the zoning administrator to maintain and amend the zoning map. The zoning administrator shall make or cause to have made any corrections or amendments to the map after all of the procedures outlined in this title for the making of such revisions or amendments have been followed by the planning commission and the city council.
   E.   Recording Amendments: Amendments to the zoning map shall be recorded on the map within fifteen (15) days after official publication.
   F.   Copy On File: The copy of the official zoning map shall be kept on file in the office of the city clerk and shall be open to public inspection at all times during which the office of the zoning administrator is customarily open. (1998 Code)
