CHAPTER 8

INDUSTRIAL DISTRICTS

11-8A-1: PURPOSE:

This district is intended to provide for light industrial and commercial uses that may be suitably located in areas of relatively close proximity to nonindustrial development. Industries that pose problems of air or noise pollution, odor, vibration, smoke, liquid or solid wastes, heat, glare, dust or other adverse influences will be restricted from this district. 11-8A-2: PERMITTED USES:

Animal clinic.
Automobile repair and auto body shop.
Blacksmith, welding or other metal shop.
Bottling establishment.
Building material sales and storage.
Bus terminal and maintenance garage.
Child daycare facility.
Commercial communication tower.
Contractor shop.
Dry-cleaning establishment and laundry.
Electric light or power generating station, electrical service shop.
Engraving, printing and publishing.
Essential services.
Food trucks.
Governmental and public utility building and structure.
Greenhouse.
Laboratory.
Light manufacturing.
Machinery shop.
Medical, dental and optical laboratory.
Paint mixing.
Research laboratory.
Trade school.
Truck and freight terminal and maintenance garage.
Warehouse and mini-storage warehouse.

11-8A-3: ACCESSORY USES:

All permitted accessory uses as allowed in the B-1 District.
Buildings temporarily located for purposes of construction for the construction period only. (1998 Code)

11-8A-4: CONDITIONAL USES:

Adult entertainment.
Automobile sales and service.
Car wash.
Commercial communication towers.
Farm implement sales and service.
Food processing manufacture.
Fuel tank and LP gas storage.
Manufactured home sales.
Open and outdoor storage as an accessory use.
Open or outdoor service, sales and rental as a principal or an accessory use and including sales in or from motorized vehicles, trailers or wagons.
Outdoor animal clinic pens and animal kennels.
Other uses determined by the Zoning Administrator or Planning Commission to be of the same general character as the permitted and conditional uses designated in this article and found not to be detrimental to existing uses and the general public's health, safety or welfare. 11-8A-5: PERFORMANCE STANDARDS:

   A.   Height Regulations: The maximum height of all buildings shall not exceed fifty feet (50').
   B.   Front Yard Setback:
      1.   Minimum Required: There shall be a minimum front yard of not less than twenty five feet (25').
      2.   Adjoining Residential District: Any lot which abuts or adjoins a Residential District shall require a front yard setback of not less than fifty feet (50').
      3.   Double Frontage Lot: Where a lot is located at the intersection of two (2) or more roads or highways there shall be a front yard setback on each road or highway side of each corner lot. No building shall project beyond the front yard line of either road.
      4.   Fence; Screen: Fencing and screening must be considered during a site plan review and may be required along lot lines adjacent to Residential Districts.
   C.   Side Yard Regulations:
      1.   Minimum Required: There shall be a minimum side yard of not less than ten feet (10').
      2.   Adjoining Residential District: Any lot which abuts or adjoins a Residential District not bordered by a street or alleyway shall require a side yard of not less than fifty feet (50').
   D.   Rear Yard Regulations:
      1.   Minimum Required: There shall be a minimum rear yard of not less than twenty feet (20').
      2.   Adjoining Residential District: Any lot which abuts or adjoins a Residential District not bordered by a street or alleyway shall require a rear yard of not less than fifty feet (50').
   E.   Lot Area: The minimum lot area shall be twenty thousand (20,000) square feet.
   F.   General Regulations: Standards and regulations related to signs, parking, etc., are set forth in chapters 13 and 14 of this title.
   G.   Lot Width And Depth Regulations: There shall be a minimum lot width of not less than one hundred feet (100') and a minimum lot depth of not less than two hundred feet (200'). (1998 Code)

11-8B-1: PURPOSE:

This district is created to allow general industry to locate in designated areas of the City. (1998 Code)

11-8B-2: PERMITTED USES:

Any use permitted in the I-1 Light Industrial District. (1998 Code)

11-8B-3: ACCESSORY USES:

All permitted accessory uses allowed in an I-1 Light Industrial District.
Open storage (secondary use) of any type. (1998 Code)

11-8B-4: CONDITIONAL USES:

Auto wrecking, junk yard, used auto parts (open storage) and similar uses.
Commercial communication towers.
Commercial stockyards and slaughtering of animals.
Concrete ready-mix plants and asphalt plants.
Extracting, processing and storage of sand, gravel, stone or other raw materials.
Manufacturing and industrial uses not defined in I-1 District.
Outdoor storage of vehicles or materials or open sales lots.
Recycling centers and impound lots.
Refuse and garbage disposal.
Other uses determined by the Zoning Administrator or Planning Commission to be of the same general character as the permitted and conditional uses designated in this article and found not to be detrimental to existing uses and the general public's health, safety or welfare. (Ord. 953, 7-15-2019)

   A.   Height Regulations: No building shall hereafter be erected or structurally altered to exceed fifty feet (50') in height.
   B.   Front Yard Regulations:
      1.   Minimum Required: There shall be a minimum front yard of not less than fifty feet (50').
      2.   Adjoining Residential District: Any lot which abuts or adjoins a Residential District shall require a front yard of not less than fifty feet (50').

   E.   Lot Area: The minimum lot area shall be twenty thousand (20,000) square feet.
   F.   Lot Width And Depth Regulations: There shall be a minimum lot width of not less than one hundred feet (100') and a minimum lot depth of not less than two hundred feet (200').
   G.   Screening And Fencing: The City will consider screening and fencing during a site plan review and may require total screening or fencing of industrial uses, to prevent visual blight, especially on side and rear yards which face Residential or Agricultural Districts.
   H.   General Regulations: Other regulations related to signs, parking, etc., are set forth in chapters 13 and 14 of this title. (1998 Code)
