CHAPTER 15

13 - A-P-ADMINISTRATIVE-PROFESSIONAL DISTRICT

15.13.010 Statement Of Intent

This district is intended and designed to provide, in certain areas in the city, for the development of professional and low-intensity business offices and uses in areas where residential dwellings predominate.

15.13.020 Principal Uses

The following principal uses shall be permitted in an A-P district:

  1. Boarding, lodging, rooming house, or bed and breakfast;
  2. Business, professional office;
  3. Community recreation services;
  4. College or university;
  5. Consumer fireworks sales;
  6. Cultural service;
  7. Dwelling, multifamily;
  8. Dwelling, single-family attached;
  9. Dwelling, single-family detached;
  10. Dwelling, townhouse;
  11. Dwelling, two-family;
  12. Family home;
  13. Funeral service;
  14. General government use;
  15. Group care home;
  16. Hospital;
  17. Local utility services;
  18. Congregate housing, life care facility or nursing home;
  19. Park and recreation services;
  20. Private parking lot;
  21. Public parking lot;
  22. Public safety services;
  23. Religious assembly;
  24. School.

15.13.030 Conditional Uses

The following conditional uses shall be permitted in an A-P district, in accordance with the requirements set forth in CBMC 15.27:

  1. Commercial recreation (indoor and outdoor);
  2. Day care services;
  3. Governmental maintenance facility.

15.13.040 Accessory Uses

The following accessory uses shall be permitted in an A-P district:

  1. Uses of land or structure customarily incidental and subordinate to one of the principal uses, unless otherwise excluded.

15.13.050 Site Development Regulations

Minimum Lot Size

Any property, or combination of contiguous properties owned by the same person or entity, that are zoned A-P District and contain a minimum of one and one-half acres of total land area, shall be allowed to adopt a site specific development plan in accordance with the procedures stated in Section 15.28.060 of this Title.

15.13.060 Additional Regulations

  1. All business, service activities, storage and merchandise display shall be conducted or located within an enclosed building, with the exception of off-street parking and loading areas.
  2. More than one structure or principal use is permitted, subject to compliance with the site development regulations of this district.
  3. Consumer fireworks sales from a temporary structure shall not be located within three hundred (300) feet of a residential structure.

15.13.070 Signs

Signage in this district shall comply with CBMC 15.33, Signs.
