ARTICLE I

Introduction

§ 10-1 Authority, adoption and when effective.

[Amended at time of adoption of Code (see Ch. 15, Art. II; Ch. 305, Art. I)]
In accordance with Title 22, Chapter 3, of the Delaware Code (22 Del. C. § 301 et seq.); Division 1, Title 4 (§ 4-101 et seq.), of the Land Use Article of the Annotated Code of Maryland, and pursuant to the powers granted in the Charters of Delmar, Delaware and Delmar, Maryland, this chapter is hereby adopted and shall become effective upon the date of its adoption.

§ 10-2 Purpose.

All such zoning regulations and maps associated therewith shall be enacted for the following purposes:
A. 
To control congestion in the streets.
B. 
To increase safety from fire, panic and other dangers.
C. 
To promote health and the general welfare.
D. 
To provide adequate light and air.
E. 
To prevent the development of undesirable noises and other nuisances, as well as the overcrowding of land.
F. 
To avoid undue concentration of population.
G. 
To minimize and/or eliminate rainwater flooding on properties and streets.
H. 
To facilitate the adequate provision of transportation, water, sewerage, gas, parks, schools and other public requirements.
